The Cato Corporation is seeking an experienced Manager, Construction & Maintenance to join our Real Estate Department.
JOB SUMMARY:
This position is responsible for providing oversight of all store related construction and maintenance needs along with managing a team of maintenance coordinators, vendor relationships and handling day-to-day operational issues. The ideal candidate will possess strong organizational skills, excellent communication skills, a keen eye for detail, and the ability to manage multiple tasks efficiently.
RESPONSIBILITIES INCLUDE:
- Management, training and continued development of store maintenance team
- Manage new store and remodel projects, including white box, conversions, remodels and disaster related renovations
- Manage Cato Crew schedules, timesheets, reimbursables and Company Vehicles
- Address daily operational issues such as HVAC maintenance, plumbing issues, equipment malfunctions, etc.
- Construction administration including budget creation and oversight, plan reviews, scheduling and coordination of contractors or internal crews and all project closeout requirements
- Be available to respond to emergency calls on nights and weekends as they arise
- Act as the primary contact between Store Planning, Construction, Stores and outside vendors
- Manage relationships with HVAC vendors and various facility service providers to ensure timely maintenance and repairs, quality and cost-effectiveness
- Communicate with landlords and property managers to ensure all construction and maintenance repairs are made according to our lease terms and conditions; setup and maintain procedures to ensure that work and expenses which are the responsibility of the landlord are done and paid for by the landlords
- Train team members on departmental software, energy management systems and Timberline
- Prepare, track and coordinate the necessary spreadsheets and information for annual fixture inventory
- Responsible for monitoring new store development plans and inventories, maintain energy management systems, new HVAC units, lighting, security and Sensormatic systems
- Manage store closing process, working with internal partners, outside vendors and Landlords to coordinate schedules, labor, service shutdowns and fixture removal
- Timberline Administrator - Add jobs for Store Development Projects, Update Supply Item Numbers and SDR jobs to generate vendor work orders, PO approval and invoice processing
- Work with Accounts Payable to reconcile quarterly accruals, Aged Receivables, Landlord reimbursements and Fixture Inventory tracking
- Able to provide leadership, and use motivational skills to foster a team working environment
REQUIREMENTS:
- 10 years’ combined experience in construction management, building maintenance, or a similar role, preferably within the retail or commercial industry
- Strong skills in Microsoft Office Suite; project management tools or platforms for tracking timelines and coordinating tasks
- Knowledge of Facilities Management software for tracking work orders, vendor management, and preventive maintenance scheduling
- Strong organization, communication, analytical and development skills
- Experience with procurement and negotiation
