JOB SUMMARY: The Maintenance Supervisor leads the maintenance team in performing skilled and routine building repairs, preventive maintenance, and equipment servicing. This position ensures all work complies with Agency standards, OSHA regulations, and health codes. The Maintenance Supervisor provides leadership to staff, manages inventory and purchasing, and supports the Sr. Director of Facilities in scheduling and project planning.
SUPERVISORY RESPONSIBILITY: Provides Administrative supervision of 3 FTE.
ESSENTIAL DUTIES and RESPONSIBILITIES:
- Staff Supervision and Leadership
- Supervise maintenance staff, including training, approving timesheets, leave requests, and scheduling work assignments.
- Conduct yearly performance reviews, coach employees with performance issues and work with HR on improvement plans.
- Coordinate daily maintenance objectives with supervisor and complete assigned special projects.
- Model a friendly, courteous, and respectful attitude to promote positive relations with staff, co-workers, and clients.
- Safety and Compliance
- Perform and report all work in accordance with Agency safety standards, OSHA regulations, and health codes.
- Ensure staff follow safe practices and maintain compliance with regulations.
- Maintenance and Repair
- Diagnose and perform major and routine maintenance and repair in a timely, professional manner.
- Complete, document, and follow up on service requests daily.
- Provide emergency maintenance services, including after hours.
- Perform skilled building repairs, including:
a) Doors, windows, roofs, furniture, lock/security systems, and electrical systems.
b) Electrical/mechanical work: circuits, wiring, switches, receptacles, ballasts, motors, fans, and AV/communication systems.
c) Plumbing, heating, and refrigeration: pipe assembly, fixture installation/repair, electronic ignition systems, welding, and metal fabrication.
- Operate and maintain equipment and tools (saws, drills, power/hand tools) in safe, clean working condition.
- Preventive Maintenance and Records
- Complete preventive maintenance work orders as assigned.
- Maintain accurate records related to labor, materials, and work orders.
- Inventory and Purchasing
- Order parts and supplies; maintain accurate inventory of materials and equipment.
- Keep the shop organized to allow quick inventory assessment.
- Ensure equipment inventory supports warranty compliance.
- Purchase tools, equipment, and materials; operate light trucks for deliveries.
- Assist Sr. Director of Facilities in scheduling work and identifying equipment/ supply needs.
- Estimate labor and material costs for work orders and obtain competitive pricing.
- Specialized Skills
- Apply trade skills in one or more of the following areas: Electrical, HVAC, locksmithing, plumbing, carpentry, painting, welding, and/or small motor mechanics.
- Perform welding, fabrication, and other skilled tasks as needed.
- Perform other job-related duties as assigned.
EDUCATION and EXPERIENCE:
- High School diploma, GED, or equivalent.
- Trade school training or apprenticeship experience is highly preferred.
- 5 years’ experience in building and facility maintenance at the journeyman level.
- 3 plus years’ experience supervising building trades or facilities personnel.
- DC 3rd Class Stationary Engineer (ICC Exam 323) License, highly preferred.
- Experience and knowledge of appliance repair, light carpentry, drywall, painting, plumbing, electrical, and HVAC repair and maintenance.
SKILLS and COMPETENCIES:
- Driving is required. Must have a valid driver’s license and clean driving record.
- Knowledge of OSHA standards, health codes, and safety practices. Proficiency in multiple trades such as electrical, plumbing, HVAC, carpentry, or welding.
