Position Summary: The Maintenance Associate is responsible for performing routine, preventive, and corrective maintenance of buildings, housing units, grounds, and related facilities owned by the Catawba Nation. This role supports safe, functional, and well maintained environments for occupants, staff, and visitors by addressing maintenance needs, responding to service requests, and assisting with special projects and emergencies.
Essential Functions: An individual in this role must be able to perform the following functions with or without reasonable accommodation.
- Perform routine building, housing, and grounds maintenance and repair.
- Conduct basic maintenance and repairs related to HVAC, plumbing fixtures, electrical components, doors, windows, locks, ceilings, roofs, and gutters.
- Perform interior and exterior patching, painting, pressure washing, and general upkeep.
- Assist with preventive maintenance activities and assigned special projects.
- Coordinate maintenance activities with outside contractors when work exceeds routine or preventive scope.
- Support contractor services related to pest control, fire extinguishers, elevators, gates, and overhead doors.
- Perform grounds maintenance activities, including mowing, edging, trimming, raking, pruning, and sidewalk cleaning.
- Manage garbage and recycling operations, including container maintenance and coordination with waste service providers.
- Assist with event and meeting setup, breakdown, and cleanup.
- Support basic vehicle and equipment checks, including fluid levels and minor preventive maintenance.
- Respond to maintenance related emergencies, including plumbing leaks, power outages, fire alarms, and storm related issues.
- Identify and report safety hazards, maintenance issues, and high priority concerns to management.
- Maintain organization and cleanliness of maintenance shops, storage areas, and service spaces.
- Attend meetings and trainings as required.
- Participate in on call rotation as assigned.
- Perform other related duties as assigned.

Qualifications:Qualifications
Experience:
- Minimum of three (3) years of building or residential maintenance experience.
- Experience performing routine and preventive maintenance across multiple building systems.
- Experience with HVAC, plumbing, electrical systems, or heavy equipment preferred.
Education:
- High school diploma or GED preferred.
- Vocational or technical training in maintenance trades preferred.
Licenses & Certifications:
- Valid driver’s license required with a clean driving record.
- CDL and heavy equipment certifications preferred.
Knowledge, Skills, and Abilities
- Working knowledge of building trades, including carpentry, mechanical, electrical, and plumbing systems.
- Ability to identify maintenance needs and take initiative to address issues.
- Ability to organize and prioritize work to meet operational demands.
- Strong communication skills and ability to work cooperatively with staff and contractors.
- Ability to perform physically demanding work, including lifting heavy materials and working outdoors for extended periods.
Work Environment & Physical Demands
- Work is performed indoors and outdoors across multiple facilities and properties.
- Regularly required to use hands, reach, bend, kneel, climb, and operate tools and equipment.
- Frequently required to stand, walk, and perform repetitive physical tasks.
- Ability to lift and move items weighing up to 50 pounds.
- May require work outside normal business hours, including on call response.
