Maintenance Technician
BASIC JOB DESCRIPTION
We are hiring skilled apartment maintenance technicians to perform duties related to the maintenance and turnover of apartments at multiple properties. Techs will be assigned to 1 of 3 portfolios of properties (SE Portland, NE Portland, or West Side) that they will be responsible for. They are responsible for diagnosing and solving different problems in an apartment complex, such as maintaining air conditioning systems, replacing electrical switches, unclogging drains, checking fluid levels, replacing appliance parts, etc. These workers also perform regular preventative maintenance tasks to make sure that buildings are maintained and functioning as designed. Self-motivated with the ability to work alone or with others.
Job Duties and Responsibilities:
Maintenance Technician will be responsible, under the direction of the Property Manager, for the overall maintenance of the apartment buildings and all areas related to the day-to-day maintenance operations of the communities. Essential duties include but not limited to:
Electrical, plumbing, carpentry, masonry, painting, cleaning, and sheetrock repair
Repairing/Replacing showers, sinks, appliances, doors/cabinets, walls and building exteriors
Make units ready for new move-ins
Have a working knowledge of HVAC systems and be able to trouble shoot problems
Responsible for shared 24-hour emergency maintenance
Schedule and organize daily maintenance in terms of prioritizing daily maintenance work orders
Outside grounds work such as grounds pick-up, mowing, sweeping and landscaping
Laundry room cleaning and opening
Monitor garbage/recycle areas
Report any maintenance needs to Office Manager or Property Manager
Assist Property Manager and/or other management team members with any other tasks or projects that may arise
Shovel snow from walks, driveways, and parking lots, and spread de-ice or sand in those areas
And perform all other tasks and duties as assigned
Essential Job Requirements:
Maintenance Technician must maintain a professional and courteous manner with residents, visitors, contractors, and fellow employees. Maintenance Tech must have the skills to effectively operate power tools and equipment necessary to complete tasks outlined above. One must have the ability to follow oral and written instructions and be able to maintain effective and cooperative working relationships.
Education/Qualifications/Skills
High School Diploma or GED Required
Valid Driver's License and clean driving record
Reliable vehicle
Ability to lift or move 50-75 lbs.
Have manual dexterity
Ability to solve diverse types of problems
Mechanical aptitude
Being physically capable
Basic carpentry knowledge
Ability to work under pressure
Maintain an awareness to detail
Being able to perform multiple tasks simultaneously
Display good communication skills
Being able to follow precise instructions
Comply with expectations as demonstrated in the Employee Handbook
Successfully pass a drug test
Job Type: Full-time
Pay: $25.00 - $30.00 per hour
