Overview
We are seeking a dependable, skilled, and motivated Maintenance Technician to join our growing property management team serving Newport County and surrounding communities.
This position is ideal for someone who is hands-on, mechanically inclined, and experienced working in a variety of residential & commercial properties — including older and historic Rhode Island homes. The right candidate should be comfortable handling day-to-day maintenance requests, identifying potential building concerns before they become larger issues, and communicating professionally with tenants, vendors, and management.
We are looking for someone who takes pride in their work, works well independently, and understands the importance of professionalism, responsiveness, and attention to detail in occupied residential properties..
Duties
- Perform general residential maintenance and repairs across managed properties
- Troubleshoot and complete basic plumbing, electrical, carpentry, drywall, painting, and repair work
- Identify signs of water intrusion, rot, aging materials, and deferred maintenance common in older homes
- Respond to maintenance requests in a timely and professional manner
- Coordinate with outside vendors and subcontractors when necessary
- Complete property inspections and document issues with photos and notes
- Assist with apartment turnovers, punch lists, and preventative maintenance
- Communicate clearly with office staff, and property managers
- Maintain organized records of completed work and materials used
- Participate in emergency or after-hours calls as needed
Qualifications
- Experience in residential property maintenance, construction, facilities, or related trades
- Strong understanding of older buildings and historic property conditions preferred
- Plumbing repairs
- Electrical troubleshooting
- Carpentry and trim work
- Drywall and patching
- Painting and finish work
- General building systems
- Ability to prioritize and manage multiple tasks independently
- Professional appearance and strong customer service skills
- Familiarity with Newport County and surrounding Rhode Island areas strongly preferred
- Ability to lift, carry, climb ladders, and perform physical work throughout the day
Requirements
- Reliable transportation
- Valid driver’s license
- Active cell phone for communication and dispatching
- Ability to travel throughout Newport County daily
- Must be dependable, punctual, and responsive
- Availability for occasional emergency calls or weekend work if needed
Compensation & Benefits
