POSITION OBJECTIVE

Working under the general supervision of Working under the general supervision of the Assistant Director of Facilities Services, the Controls Coordinator will develop and implement a documented quality assurance process to verify that new and existing Mechanical, Electrical, and Plumbing (MEP) and Building Automation Controls (BAC) systems are functioning properly and efficiently for the areas they serve. This position will supervise the corrective maintenance team that will work to provide quality assurance and troubleshooting for new and existing building MEP and BAC systems. This position supports CWRU¿s mission to reduce its energy footprint and movement towards carbon neutrality.

Essential Functions

  • Initiate, organize, and supervise the activities of skilled trades workers responsible for the troubleshooting, maintenance and repair of MEP and BAC systems. Provide technical support, assistance, training, and direction when needed so that work objectives are accomplished in a safe, complete, efficient, and timely manner. Determine staffing needs, resolve personnel issues, define and assign individual tasks, maintain schedules, participate in the hiring process, conduct performance reviews, and administer disciplinary action, if required. Maintain communication with Customer Service and other supervisors to ensure open maintenance issues are addressed in a timely manner. (20%)
  • Manage existing building systems: mechanical, building automation, electrical and plumbing systems as compared to original design. (10%)
  • Verify and validate existing mechanical systems and building automation systems performance. (10%)
  • Coordinate projects, prepare invitations to bid, process specifications, test and progress reports, and other documentation that may be required. Assist with the review of bids from contractors and other firms for conformity to contract requirements and determine acceptable bids. Negotiate contract with customer or contractor. (15%)
  • Produce documents, including but not limited to equipment nameplate data, overall equipment condition, and performance analysis including building automation performance. (10%)
  • Review and gather specific project documents. (10%)
  • Verify and validate existing and new installation work is installed correctly. (10%)
  • Provide recommendations in the planning, development, and implementation of major renewal and replacement projects and upgrades throughout the university. (10%)

CONTACTS

Department: Frequent contact with department staff to discuss workflow.

University: Regular contact with all members of university to exchange information.

External: Regular contact with vendors and contractors to exchange information.

Students: Little or no contact with students.

Supervisory Responsibilities

Directly supervises three skilled trades workers engaged in MEP and BAC troubleshooting, maintenance and repair.

QUALIFICAITONS

Experience: 4 to 10 years of related experience in facilities operations, automation controls, and information technology preferably within a higher educational institution or comparable setting.

Education/Licensing: High school education required. Must have formal training in related field(s) from accredited schools in the following systems: Barber Coleman, Square D Power Logic, Invensys, Johnson Controls, Trane, Tek Air and be willing to pursue additional education and training.

Required Skills

  • Must have demonstrable experience in HVAC and information technology fields, as well as troubleshooting and modifying control systems such as Barber Coleman, Square D Power Logic, Invensys, Johnson Controls, Trane, and Tek Air.
  • Must have excellent computer skills (MS Office).
  • Must have excellent written and verbal communication skills.
  • Ability to read and interpret general business periodicals, professional journals, specifications, blueprints, technical procedures, government and other regulations.
  • Possess the ability to collaborate with teams of employees to write reports, business correspondence, and procedure manuals.
  • Ability to present information and respond to questions from groups of employees, customers, and the general public.
  • Must have good interpersonal skills.
  • Experience in coordinating groups of skilled workers is desirable.
  • Possess the ability to define problems, collect data, establish fact and draw valid conclusions.
  • Ability to interpret an extensive variety of technical instruction in mathematical or diagram form and deal with several abstract and concrete variables.
  • Be familiar with local codes, OSHA, state and local safety rules and regulations.
  • Demonstrated history of successful support, education, and advocacy for all students, aligned with the values, mission, and messaging of the university, while adhering to the staff policy on conflict of commitment and interest.
  • Ability to meet consistent attendance.
  • Ability to interact with colleagues, supervisors, and customers face to face.
  • Willingness to learn and utilize Artificial Intelligence (AI).


WORKING CONDITIONS

While performing the duties of this job the employee is regularly required to stand, walk, and talk or hear. The employee must be able to lift and/or occasionally move up to 100 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus. The employee can frequently be exposed to moving mechanical parts; high, precarious places; fumes or airborne particles; toxic or caustic chemicals; and risk of radiation and the potential for electrical shock. The employee will occasionally be exposed to wet and/or humid conditions, extreme heat, and/or extreme cold. The noise level in the work environment is usually moderate. The employee must be willing to be on-call in case of emergency.
