Position Summary:
We are seeking a highly motivated and experienced Construction Manager to oversee residential construction projects in the Raleigh, North Carolina area. The ideal candidate will ensure timely delivery of homes, maintain high-quality standards, and manage subcontractors and field operations efficiently.
The job duties require excellent communication skills, as you will collaborate with various people, such as subcontractors and engineers. To succeed, it is important to know how to implement quality, health, and safety standards onsite. You will manage all aspects of the construction of single-family and/or townhomes, including coordination of trades, reviewing budgets, scheduling, and ensuring building codes and quality standards are met. The candidate must be production-oriented, able to manage 10-15 homes at a time, with the ability to resolve issues and adapt quickly to manage delays and meet construction deadlines.
Essential Responsibilities:
- Collaborate with engineers, subcontractors, etc. to determine project needs
- Set performance goals and deadlines
- Plan construction processes
- Eliminate costs and ensure the project is on budget
- Supervise and provide constructive feedback
- Monitor and report on project progress
- Plan inspections and obtain construction permits from local authorities
- Implement safety and quality guidelines
- Ensure job site remains safe, clean, and orderly
- Resolve on-site issues and emergencies
- Manage all phases of home construction from pre-construction to final walkthrough
- Coordinate and supervise subcontractors, suppliers, and field staff
- Ensure compliance with building codes, safety regulations, and company standards
- Monitor project schedules, budgets, and progress
- Conduct regular site inspections and resolve issues proactively
- Communicate effectively with homeowners, sales teams, and internal departments
- Maintain accurate documentation and reporting
Essential Qualifications:
- Previous experience as a construction superintendent or in a similar role
- Knowledge of local quality, safety and health guidelines for construction job sites
- In-depth understanding of construction operations and processes
- Ability to lead and inspire
- Able to manage 10-15 homes at a time
- Organizational and time-management skills
- Ability to lead and inspire
- Bachelor’s Degree in Construction Management, or similar field
