JOB DESCRIPTION
General duties of the Project Coordinator include:
- Manage warranty process and coordinate with project managers to get items resolved.
- Facilitate subcontractor/vendor pre-qualification process.
- Ensure Lockton Score completion for subcontractors
- Assist with solicitation of subcontractor references and associated documentation
- Manage OCIP, CCIP, SDI, etc. for applications and enrollment.
- Monitor and track status of subcontractor business licenses, contractor’s licenses, W9’s, and COI’s
- In conjunction with instruction from each project team, update status of project specific permit log.
- Assist with assembling required back up and submittal of owner pay applications.
- Consolidate and save subcontractor pay applications.
- Assist with sending out and procuring executed subcontracts/PO’s and safety docs.
- Assist with procuring required subcontractor lien waivers.
- Assist with HUD and Davis Bacon documents and submission
- Assist in preparing project closeout documents.
- Assist project management and administration staff with other tasks as assigned.
- Coordinate travel requirements for staff.
- Input aerial photos in Procore and distribute to project team via email.
- Assist with and send out change orders in Procore via Docusign as per the direction of project management.

- High school diploma required
- Ability to quickly learn to use new software
- Possess strong organizational and time management skills
