Facility Operations Manager

The Facility Maintenance Manager is responsible for planning, organizing, directing, and overseeing all maintenance, repair, and preventive maintenance activities for the hospital's buildings, grounds, equipment, and utility systems. This position ensures a safe, functional, and compliant healthcare environment while maintaining regulatory compliance with federal, state, local, and accreditation standards. The Facility Maintenance Manager supervises maintenance staff, coordinates outside contractors, manages departmental budgets, and leads facility improvement projects.
Preference will be given to candidates with hands-on experience in HVAC, electrical systems, and plumbing within a healthcare, commercial, or industrial environment.

Monday – Friday 7:00a to 3:30p

The Job You Will Perform:
- Direct the daily operations of the hospital maintenance department.
- Ensure all building systems are maintained in a safe, efficient, and reliable manner.
- Develop, implement, and monitor preventive maintenance schedules.
- Coordinate repairs of hospital equipment, utilities, and infrastructure.
- Respond to emergency maintenance situations after normal business hours as needed.
- Maintain hospital grounds, parking lots, sidewalks, and exterior facilities.
- Oversee operation and maintenance of HVAC systems, boilers, chillers, air handlers, exhaust systems, and building automation systems.
- Supervise maintenance of electrical distribution systems, generators, emergency power systems, lighting, and electrical equipment.
- Manage repairs and preventive maintenance of plumbing systems including water supply, sewer, medical gas support systems (where applicable), and fixtures.
- Troubleshoot facility mechanical issues and coordinate specialized repairs.
- Ensure compliance with:
- CMS Conditions of Participation
- Joint Commission (if applicable)
- OSHA regulations
- NFPA Life Safety Code
- Kentucky state regulations (or applicable state requirements)
- EPA and environmental regulations
- Assist with regulatory inspections and accreditation surveys.
- Maintain required documentation for inspections, testing, and maintenance activities.
- Plan and oversee renovation and capital improvement projects.
- Coordinate work performed by contractors and vendors.
- Review contractor performance and ensure quality workmanship.
- Assist leadership with facility planning and long-term infrastructure improvements.
- Schedule staff to ensure adequate departmental coverage.
- Promote a culture of safety, teamwork, and customer service.
- Conduct regular staff meetings and performance evaluations.
- Prepare and manage the departmental operating budget.
- Monitor expenditures and identify cost-saving opportunities.
- Maintain inventory of maintenance supplies, tools, and equipment.
- Obtain competitive quotes and purchase materials within budget guidelines.
- Promote workplace safety practices.
- Ensure proper operation of emergency generators, fire alarm systems, fire suppression systems, and emergency utilities.
- Participate in emergency preparedness planning and disaster response activities.
The Qualifications, Skills and/or Knowledge You Bring:
- High School graduate or its equivalent
- Associate degree in Industrial Maintenance, Facilities Management, Engineering Technology, or related field preferred.
- Ability to recognize and respond to emergency situations
- Minimum five (5) years of progressive maintenance experience.
- Minimum three (3) years of supervisory experience preferred.
- Hospital or healthcare facility experience strongly preferred.
- Strong knowledge of commercial HVAC systems preferred.
- Working knowledge of electrical distribution systems preferred.
- Working knowledge of commercial plumbing systems preferred.
- Excellent troubleshooting and problem-solving abilities.
- Strong organizational and project management skills.
- Effective leadership and employee development skills.
- Excellent written and verbal communication.
- Computer proficiency with Microsoft Office and computerized maintenance management systems (CMMS).
Physical Requirements
- Frequently stand, walk, bend, stoop, climb ladders, and lift up to 50 pounds.
- Ability to work in mechanical rooms, rooftops, crawl spaces, and outdoor environments.
- Ability to respond to emergencies at any time.
- Visual acuity sufficient to inspect equipment and read technical documents.
- Manual dexterity necessary to operate tools and equipment.
