Overview
We are seeking a dedicated employee to maintain the community and areas of building repairs, plumbing, electrical equipment and grounds. Reports to Maintenance Director.
QUALIFICATIONS: The following specifications may differ depending upon the number of available employees among whom the performance of a particular job function can be distributed and the size and type of community.
PREFERRED:
Education: High school diploma, or Technical degree preferred.
EXPERIENCE: Long term care environment preferrable. Electrical, plumbing, painting, HVAC experience a plus. Critical thinking skills a must. Experience with a fire system is preferred. Working conditions: High-paced environment. Heavy lifting often required. On call for emergencies.
SUMMARY OF DUTIES:
Performs general maintenance work on a daily basis, including replacing light bulbs, repairing electrical plumbing, HVAC, and appliances.
Prepares resident apartments for new occupants by painting, cleaning carpets and general maintenance.
Maintains the grounds by mowing, sweeping and trimming trees and shrubs or securing/managing contractor for those duties.
Takes out trash and conducts daily inspections of the building exterior and ground equipment.
Keeps accurate maintenance records of work done, inventory and requires Maintenance Director approval for any purchases.
Recommends replacement of major items (such as carpet, appliances, etc.) as well as long and short term maintenance needs. Reports to Maintenance Director
May assist transporting residents along with activities directors for planned outings.
May maintain inventory of master key system, community maintenance supplies and equipment.
Inspect storage rooms, work rooms, utility/janitorial closets, etc., for upkeep and supply control.
Follow established safety regulations in the use of equipment and supplies at all times.
Serve on the community safety committee.
Wear and/or use safety equipment and supplies when lifting or moving.
Promptly report equipment or facility damage to the Maintenance Director
Make periodic rounds to check equipment and to assure that necessary equipment is available and working properly.
Maintain the confidentiality of resident information.
Ensure that the resident & personal and property rights are followed at all times.
Must enjoy working with the elderly and able to accept constructive criticism.
Ability to interact with residents who are highly susceptible to common illness without posing additional health risks and must maintain good personal hygiene and wear a uniform.
Must maintain the care and use of supplies, equipment, etc., and maintain the appearance of maintenance work areas.
Maintain Emergency Call System to ensure resident safety and community security.
Obtain maintenance work orders every morning and prioritize jobs and sign off when work is completed.
Knowledgeable of safety regulations regarding public facilities.
Shampooing carpets, stripping and waxing of floors and general floor covering maintenance as needed. May assist or perform these duties as needs arise.
Ensure OSHA compliance in safe handling and proper removal of biohazard waste and other hazardous materials.
Monitor appliances for mechanical issues needing minor repairs and monthly checks.
Perform all plumbing maintenance to include cleaning out grease traps and de-liming water heaters.
Other duties as assigned.
Ensure all preventive maintenance for the facility is completed timely and efficiently.
