About the Role:

The Healthcare Project Manager at Carlton Construction is responsible for leading healthcare construction projects from preconstruction through closeout. This role manages project schedules, budgets, contracts, and project documentation while ensuring compliance with AHCA requirements and the unique demands of occupied healthcare environments. The successful candidate will collaborate with clients, design partners, superintendents, subcontractors, and internal teams to deliver high-quality projects on time and within budget. What you’ll do:

· Lead commercial healthcare construction projects from preconstruction through closeout, ensuring projects are delivered safely, on time, within budget, and to the highest quality standards.

· Develop and manage project schedules, budgets, forecasts, and financial performance while maintaining project profitability.

· Build and maintain strong relationships with healthcare clients, architects, engineers, consultants, subcontractors, and internal project teams.

· Ensure compliance with AHCA requirements throughout the project lifecycle.

· Collaborate closely with Superintendents to coordinate project activities, proactively resolve issues, and keep projects aligned with schedule and client expectations.

· Manage project documentation including submittals, RFIs, change orders, contracts, meeting minutes, and closeout documentation.

· Review subcontractor proposals, negotiate contracts, manage buyout activities, and oversee subcontractor performance.

· Monitor project costs, prepare owner pay applications, review subcontractor pay applications, and maintain accurate forecasting and cost reporting.

· Identify project risks early, develop practical solutions, and lead issue resolutions to minimize impacts on safety, schedule, budget, and quality.

· Lead project meetings, communicate project status effectively, and ensure all stakeholders remain informed and aligned.

· Visit project sites regularly to monitor progress, maintain quality standards, and support field operations.

· Mentor and support the growth of junior team members while fostering a collaborative, team-first environment.

· Represent Carlton Construction with professionalism, integrity, and a commitment to delivering an exceptional client experience.

What you bring:

· 3–5 years of experience managing commercial healthcare construction projects.

· 3–5 years of AHCA healthcare construction experience required.

· Experience managing projects from preconstruction through closeout.

· Thorough understanding of AHCA regulations.

· Strong knowledge of project scheduling, budgeting, cost forecasting, change management, and contract administration.

· Experience managing subcontractors, consultants, and project teams to achieve schedule, quality, and financial objectives.

· Proficiency with Procore, Microsoft Project, Bluebeam, and Microsoft Office.

· Ability to read and interpret construction drawings, specifications, and healthcare design documents.

· Bachelor's degree in Construction Management or a related field

· Strong organizational, analytical, and problem-solving skills.
