What are the responsibilities and job description for the Plant Operations Manager position at Carillon Senior Living?
The Plant Operations Manager oversees the maintenance of Carillon’s facilities and grounds; leads and manages the maintenance team; coordinates maintenance of life safety systems; procures services, equipment and materials; and operates within budgetary guidelines.
ESSENTIAL JOB FUNCTIONS
- Establishes and upholds high standards of professionalism and quality of work throughout the Maintenance Division.
- Oversees the performance of maintenance personnel through supervision and inspections to ensure high quality preventive and repair work .
- Monitors work orders to ensure timely completion and reports work order status on a regular basis.
- Selects, trains, evaluates and disciplines all maintenance personnel.
- Maintains safety records and inspection reports for all facility equipment and infrastructure systems according to regulations and company procedures.
- Coordinates outside contractor support when necessary and cost effective.
- Oversees maintenance of emergency medical and power generating equipment.
- Oversees maintenance of fire and life safety equipment.
- Conducts regular inspections to ensure buildings and grounds remain in compliance with local codes, ordinances and safety regulations.
- Troubleshoots HVAC, mechanical, power, water & wastewater, and other infrastructure systems.
- Trains staff on various maintenance and safety procedures.
- Collaborates with key leaders on maintenance and repair needs concerning the buildings, equipment and grounds.
- Serves as “Life Safety Coordinator” for Carillon.
- Participates in preparing the maintenance budget.
- Operates the department within budget parameters.
- Tracks inventory of department equipment, tools and supplies, and purchases equipment, tools and supplies utilizing Purchase Order system .
- Attends in-service training and education sessions, as assigned.
- Performs specific work duties and responsibilities as assigned by supervisor.
- Knowledge of facility structure and infrastructure maintenance.
- Knowledge of contract development and execution.
- Knowledge of supply and equipment acquisition.
- Knowledge of work order / workflow systems and processes.
- Skill in assessing structural and mechanical repair requirements.
- Skill in developing and executing preventive maintenance plans.

- Have a High School diploma/GED.
- Bachelor degree in Engineering or related field preferred.
- Have at least five (5) years experience in plant engineering and/or trades such as plumbing, electrical, carpentry, HVAC, or commercial facility maintenance.
- Three (3) years supervisory experience preferred.
The Plant Operations Manager will have personal contact with all levels of Carillon staff, residents, community agencies, government agencies, vendors, and local authorities.
PHYSICAL/MENTAL CONDITIONS
Must be able to move throughout the building and grounds as needed throughout the day; must be able to lift up to 30 lbs. Good visual and hearing acuity required; good verbal communication skills required. Must be free of communicable disease; may be exposed to communicable diseases, and blood and body fluids that may contain HIV and/or HBV. May be exposed to cleaning chemicals and offensive odors.
EQUIPMENT USED
The Plant Operations Manager will use the following equipment: various construction and maintenance supplies, motorized vehicles, electrical appliances, various safety and security equipment, computer and various computer programs, copy machine, fax machine, calculator, and heavy phone usage.
OSHA TASK CATEGORY III
Tasks that involve no exposure to blood, body fluids, and/or tissues but Category I tasks are not a condition of employment.
