The Asset Management Analyst plays a key role in monitoring, analyzing, and optimizing the performance of the company’s portfolio. Leveraging a strong accounting background, this position ensures accurate financial reporting, supports budgeting and forecasting, and provides analytical insights to guide strategic decisions on asset performance and capital deployment.


Key Responsibilities:

Financial Analysis & Reporting

  • Prepare monthly, quarterly, and annual asset performance reports for internal stakeholders and investors.
  • Conduct variance analysis comparing actual results to budgets and forecasts.
  • Track key performance indicators (KPIs) such as occupancy rates, rental revenue, NOI, and capex efficiency.
  • Maintain and reconcile property-level financial statements in collaboration with the accounting team.

Asset Management Support

  • Assist in developing and monitoring property-level business plans and budgets.
  • Support underwriting and due diligence efforts for acquisitions and dispositions.
  • Perform market research and benchmarking for revenue, expenses, and competitive performance.
  • Evaluate capital improvement projects and ROI analyses.

Accounting Integration

  • Serve as a liaison between accounting, operations, and asset management to ensure data integrity.
  • Review and verify general ledger entries and ensure proper expense allocations.
  • Assist in implementing accounting controls and financial tracking systems specific to self-storage operations.

Portfolio Performance Optimization

  • Identify operational inefficiencies and recommend cost-saving or revenue-enhancing initiatives.
  • Prepare sensitivity analyses, scenario modeling, and performance forecasts.
  • Participate in regular portfolio reviews with leadership and investment partners.


Qualifications:

  • Education: Bachelor’s degree in Accounting, Finance, Real Estate, or related field. CPA or progress toward CPA is a plus.
  • Experience: 3–5 years of relevant experience in asset management, real estate accounting, or financial analysis.


Skills:

  • Strong understanding of GAAP and real estate accounting principles.
  • Advanced Excel and financial modeling proficiency.
  • Experience with Yardi or similar asset management/accounting software is advantageous.
  • Excellent analytical, organizational, and communication skills.
  • Ability to work independently and collaborate across teams.
  • Excellent verbal, written, organizational, time management and interpersonal skills

Salary : $70,000 - $75,000
