Job Title: Punch-Out Technician/Handyman
Reports To: Maintenance Supervisor / Property Manager
Position Type: Full-Time
Job Summary:
We are seeking a detail-oriented Punch-Out Technician/Handyman to perform final repairs, touch-ups, and general maintenance to ensure residential units and common areas are clean, functional, and move-in ready. The ideal candidate has strong attention to detail and experience with drywall repairs, painting, caulking, trim, doors, hardware, fixtures, and other general handyman tasks.
Key Responsibilities
- Punch List Completion: Complete repair and punch-list items identified by the Maintenance Supervisor, Property Manager, inspectors, or other team members in a timely and efficient manner.
- General Repairs & Maintenance: Perform minor repairs and maintenance involving drywall, painting, doors, cabinets, trim, flooring, fixtures, and other property components.
- Finish Carpentry & Hardware: Adjust and repair cabinet doors and drawers, align interior and exterior doors, install hardware such as locks, handles, towel bars, trim, baseboards, and shoe molding.
- Surface Repairs & Painting: Perform drywall patching, texture matching, caulking, paint touch-ups, and minor repairs to tile, grout, and flooring.
- Fixtures & Appliances: Inspect and make minor adjustments to plumbing fixtures, outlet covers, light switches, blinds, and appliances to ensure basic functionality.
- Final Inspection Preparation: Conduct thorough self-inspections to identify and correct imperfections such as scuffs, loose hardware, gaps, unsealed joints, or other cosmetic issues before final inspections.
- Unit & Property Readiness: Ensure completed work meets quality standards and units are clean, functional, and ready for move-in.
- Job Site Cleanliness: Keep work areas clean, organized, and free of hazards. Clean up materials and debris after completing repairs.
Qualifications & Requirements
- Experience: 2–4 years of hands-on experience in general maintenance, handyman work, residential finishing, drywall, painting, carpentry, or a related field.
- Technical Skills: Proficiency with basic repair and finish work, including drywall patching, painting, caulking, trim, doors, hardware, fixtures, and general maintenance.
- Attention to Detail: Strong eye for detail and ability to identify cosmetic defects, misalignments, paint imperfections, loose hardware, and other issues.
- Tools: Ability to safely use and maintain basic hand and power tools commonly used for maintenance and finish work.
- Problem-Solving: Ability to troubleshoot issues, determine the appropriate repair, and complete tasks efficiently with minimal supervision.
- Physical Requirements: Ability to lift up to 50 lbs and perform tasks that require standing, walking, bending, kneeling, climbing step ladders, and working overhead.
- Driver’s License: Valid driver’s license and reliable transportation, if required for travel between properties.
