What are the responsibilities and job description for the Preconstruction Manager position at Caplow Manzano?
Caplow Manzano is hiring a detail-oriented preconstruction manager to serve as the critical strategic link between our design and construction team. This candidate will handle early-stage conceptual estimations, vet alternative materials (value engineering), and manage the bidding process.
Responsibilities
- Act as the central point of contact between the design team, construction team, and all external vendors and subcontractors;
- Develop detailed, accurate cost estimations from early-stage conceptual sketches through final construction documents;
- Manage the bidding process from start to finish. Source quotes, analyze vendor proposals, and perform apples-to-apples comparisons;
- Build and maintain strong relationships with vendors and trades. Negotiate competitive pricing, lead times, and terms;
- Work collaboratively with design and construction team to vet alternative materials, fixtures, or fabrication methods to lower costs without compromising company standards;
- Build and maintain an internal, up-to-date database of unit costs, vendor lead times, and reliable subcontractors.
Required Qualifications
- A bachelor’s degree in architecture, construction, engineering, or equivalent demonstrated experience in the field;
- A minimum of 3 years work experience post-degree or at least 6 years in the field with no degree;
- Excellent organizational and time-management abilities;
- Ability to read and interpret detailed drawings and specifications;
- Strong communication skills; sense of humor; poise under pressure;
Commitment & Compensation
Salary based on experience and qualifications. Full-time and in person at Coconut Grove office (when not on the job site). Profit sharing, health insurance and PTO offered after trial period. Opportunities for advancement into higher roles over time. EOE.
