General Summary
A CCHL Loan Closer is involved and responsible for timely and seamless closing and funding of all loan transactions that have received final approval from the lender. Responsible for preparing closing documents and coordinating with the Closing Agent, Borrower, Builder, Realtor and the Capital City Home Loans team to meet closing date/time expectations. The CCHL Loan Closer ensures that each party involved is accurately informed about the closing details and procedures. Confirms loans are closed within the guidelines defined by Capital City Home Loans, Investor and RESPA/TILA standards. Represents the company in a professional and enthusiastic manner by providing an exceptional level of customer service.

Principal Duties and Responsibilities
- Represents the company in a professional and enthusiastic manner by providing an exceptional level of customer service, supporting the mission statement, and adhering to our core values in all functions of their job responsibilities and interaction with internal and external customers.
- Reviews closing mortgage loan documents for accuracy and completeness.
- Prepares and provides initial & final closing disclosures, and all other required closing documents to borrowers within required timelines.
- Ensures the transaction adheres to company, federal, state, and local regulations related to mortgage closing.
- Resolve any issues or discrepancies that may arise during the closing process.
- Reviews and clears prior to funding documents.
- Facilitates the transfer of funds for the closing.
- Acts as liaison between Closing Agent, Borrower, Builder, Realtor, and staff to coordinate loan settlement.
- Maintains accurate records and documentation related to each closing.

Associates will consistently follow policies and procedures as established by Capital City Bank, Capital City Wealth, and Capital City Home Loans, with department managers setting the standard.
Associated Duties
Provides additional support to manager and department colleagues.
Completes all assigned/required Bank training within established timelines.
Knowledge, Skills and Abilities (KSAs) Required
The following KSAs are usually acquired through work experience and/or specialized course(s):
- Excellent oral and written communication skills.
- Strong computer skills, in addition to a working knowledge of word processing and spreadsheet programs.
- Must be knowledgeable of RESPA/MDIA/HPML tolerances.
- Strong analytical skills and experience with mortgage rates.
- Experience with mortgage software, such as Calyx Point, Encompass, Data Track or Empower.
- Multi-tasking skills, showcased through the use of several applications.
- Ability to work effectively under pressure and meet tight deadlines.
- Knowledge of mortgage regulations and industry standards.
- Ability to close at least five to seven loans per day; however, goal is ten to eleven loans per day.
Education
Minimum high school diploma or equivalent required. Some college preferred. Experience in banking preferred.

- Open office environment or hybrid depending on business needs.
- In the rare instance of a major or extensive natural disaster, epidemic or pandemic occurrence, or other disruption within our footprint, it may be necessary for associates to relocate or telecommute before, during or after, to ensure business continuity.
