Key Responsibilities
- Manage the daily operations of assigned industrial and commercial properties.
- Serve as the primary point of contact for tenants, ownership, vendors, contractors, and service providers.
- Develop and manage annual property budgets, operating expenses, forecasts, and financial reporting.
- Review property financial performance and identify opportunities to control expenses and improve operations.
- Manage tenant requests, lease requirements, renewals, and ongoing tenant relations.
- Review and administer CAM charges and reconciliations.
- Coordinate maintenance, repairs, inspections, preventative maintenance, and capital improvement projects.
- Solicit vendor proposals, negotiate contracts, and monitor vendor performance.
- Conduct regular property inspections and ensure buildings are maintained according to ownership standards.
- Track work orders and property activity through Yardi.
- Monitor accounts receivable, collections, invoices, and property-related expenses.
- Ensure compliance with leases, company policies, safety requirements, and applicable regulations.
- Assist with construction, tenant improvements, and capital projects as needed.
- Prepare regular operational and financial reports for ownership and senior management.
- Industrial property management experience required.
- Previous experience managing commercial real estate portfolios.
- Yardi experience required; Yardi Voyager strongly preferred.
- Strong knowledge of property operations, budgeting, financial reporting, CAM reconciliations, and vendor management.
- Experience working directly with commercial/industrial tenants.
- Ability to manage multiple properties and priorities simultaneously.
- Strong communication, organization, negotiation, and problem-solving skills.
- Proficiency with Microsoft Office, particularly Excel.
- Knowledge of the South Florida commercial real estate market preferred.
- Bachelor’s degree in Business, Real Estate, Finance, Property Management, or a related field preferred.
