Canyon Building & Design is seeking an experienced Preconstruction Manager to join our growing team. The ideal candidate will have a strong background in commercial construction estimating and preconstruction, with the ability to manage projects from the initial conceptual phase through contract execution.
This position will play a key role in developing competitive, accurate, and profitable proposals while working closely with owners, architects, subcontractors, vendors, estimators, and project management teams.
Responsibilities
- Lead the preconstruction process from initial project pursuit through contract award.
- Review plans, specifications, addenda, and other contract documents for scope, constructability, and potential issues.
- Develop conceptual budgets, detailed estimates, GMPs, and competitive proposals.
- Develop and maintain detailed scopes of work for subcontractors and vendors.
- Solicit, level, and negotiate subcontractor and supplier bids.
- Identify scope gaps, exclusions, conflicts, and potential cost exposures.
- Develop value engineering and cost-saving opportunities.
- Assist with project scheduling and preliminary project planning.
- Maintain accurate estimating information, including labor, material, equipment, subcontractor, taxes, general conditions, and other project costs.
- Coordinate with the operations team to ensure a smooth transition from preconstruction to project execution.
- Participate in owner and design-team meetings as required.
- Build and maintain strong relationships with subcontractors, suppliers, owners, architects, and consultants.
- Assist with project pursuits, proposals, interviews, and presentations.
- Track bid opportunities, due dates, and project status.
- Maintain organized and accurate preconstruction documentation.
Qualifications
- 5 years of commercial construction estimating/preconstruction experience.
- Strong knowledge of commercial construction means and methods.
- Experience with ground-up and/or renovation projects.
- Ability to read and interpret architectural, structural, civil, MEP, and specialty drawings.
- Strong understanding of subcontractor scopes and construction sequencing.
- Experience developing conceptual budgets and detailed estimates.
- Strong subcontractor and vendor negotiation skills.
- Excellent written and verbal communication skills.
- Strong attention to detail and organizational skills.
- Ability to manage multiple projects and competing deadlines.
- Proficiency with Microsoft Office, Excel, and construction estimating/project management software.
- Experience with Procore and/or similar construction management software preferred.
- Experience with HUD/multifamily, hospitality, mixed-use, educational, commercial, or other complex construction projects is a plus.
