Job Summary:
The Resident Transition Coordinator will be responsible for managing the entire eviction process including required notices, filings, writ of possession and attending any required court hearings. The Resident Transition Coordinator will also be responsible for communication with our legal team regarding appeals and bankruptcies. The ideal candidate will be experienced in Single Family Property Management and will be able to work independently with little supervision. This person must be exceedingly well organized, have strong customer focus and must have the ability to resolve escalations as well as work in a fast-paced work environment.
Duties/Responsibilities:
- Ability to communicate in a professional and courteous manner with residents regarding the eviction process.
- Communicate with Directors and Property Managers as required prior to starting the eviction process.
- Ensure all notices are sent within required timeline based on region.
- Responsible for conducting property inspections to determine occupancy as needed for non-responsive residents.
- Manage eviction process from notice though writ of possession.
- Make ledger adjustments and waiver of fees up to amount determined by management.
- Communicate with Assistant Property Managers as needed if properties found to be vacant.
- Process evictions based on regional guidelines as well as company defined policies and procedures.
- Attend eviction court hearings as required.
- Tracking/monitoring of eviction metrics (monthly, quarterly and yearly)
- Administer Fresh Start Program (Cash for keys)
Required Skills/Abilities:
- Ability to maintain professionalism and a strong customer-focused demeanor with demanding clientele.
- Excellent time management skills, detail-orientation and ability to multi-task and prioritize work.
- Strong decision-making and problem-solving skills, along with advanced conflict resolution skills.
- Effective communication and interpersonal skills and proficient in English. Must be able to articulate needs and convey information verbally and in writing effectively with employees, customers, supervisors, and co-workers throughout the organization.
- Knowledge of management methods and sound employee relations techniques with an ability to connect to staff, troubleshoot problems and help teams collaborate, as necessary.

- Strong knowledge of Excel
Education and Experience:
- High School Diploma or equivalent
- 4 years Property Management Experience
- 3 years’ experience in the Eviction Process
- Strong proficiency with Microsoft Office (Word, Excel, PowerPoint, Outlook)
