What are the responsibilities and job description for the Field Appraiser position at Camden County?
Position Summary
The Field Appraiser conducts on-site inspections and valuations of real and personal property throughout Camden County to ensure assessments comply with Missouri law and the county’s appraisal cycle. The appraiser works in both office and field settings, supporting equitable assessment of property values and assisting with parcel data maintenance.
Key Responsibilities
- Inspect residential, agricultural, commercial, and industrial properties within Camden County: measure structures, document condition, improvements, land use, and photographic evidence.
- Update property records, parcel maps, and input inspection findings into the county’s assessment system (including GIS where applicable) — in conjunction with the Assessor’s Office role of maintaining current ownership parcel maps.
- Apply appraisal methods (cost, sales comparison, income) as appropriate and ensure uniform, fair market value assessments per Missouri statute (as part of the biennial revaluation process for odd-numbered years in Camden County).
- Assist with property valuation changes, and help prepare for hearing/appeal processes (informal reviews, Board of Equalization, and beyond) by gathering supporting data and if needed appearing in hearings.
- Maintain familiarity with Missouri Revised Statutes Chapters 137, 138, and other relevant laws governing property assessments and personal property filings.
- Provide customer service: address taxpayer inquiries regarding property valuations, explain assessment process, and participate in public communication as needed.
- Participate in continuing education/training to maintain professional appraisal competence and county standards.
Qualifications and Education Requirements
- High school diploma or GED required; coursework or degree in real estate, finance, public administration or related field preferred.
- Valid Missouri driver’s license and dependable transportation (fieldwork required).
- Ability to obtain relevant Missouri appraisal/assessment certifications (if required by county or state).
- Knowledge of or willingness to learn real estate appraisal techniques, Missouri assessment law, property tax classifications (residential, agricultural, commercial) as applied in Camden County.
- Strong analytical, measurement, documentation, and computer skills (familiarity with GIS, CAMA systems, Microsoft Office is a plus).
- Effective communication and interpersonal skills — ability to interact professionally with property owners and other stakeholders.
- Ability and willingness to perform fieldwork: walking properties, climbing stairs, working outdoors in varied terrain and weather conditions.
