Summary/Objective: The Assistant Project Manager (APM 1) will serve as a vital team member assisting the Senior Project Manager/Project Manager on the full scope of the project. The APM 1 will be responsible for Document Control & Procurement Management, Communication, Cost Management, Subcontractor Coordination and Project Reporting while representing Callahan Construction Managers throughout the full project cycle. The APM 1 will also have oversight in managing the Project Administrators on task completion. The APM must exhibit time management skills and prioritize their work based on the daily needs of the project.
Essential Functions:
Safety
•Coordination of Safety Program compliance in conjunction with the Superintendent
•Shadow Safety Inspectors on site visits
•Conduct 4 (minimum) independent safety inspections per month
•Assist / Participate in all safety related activities and always promote a safety culture
Document Control & Procurement Management
•Understand the Plans, Specifications and Contracts of the project
•Review of shop drawings and samples for compliance with contract documents
•Coordination of meetings with Owners / Architect / Engineer and producing quality meeting minutes and meeting package content all in a timely manner
•Manage all RFIs and Submittals utilizing Viewpoint with consultants, subcontractors, and field staff
•Manage updates of the current construction document set utilizing Procore
•Distribute information to subcontractors/suppliers
•Reviewing and tracking material deliveries as scheduled and expediting in conjunction with the Project Superintendent to ensure on-time procurement
Communication
•Develop and maintain positive relationships with the Owner, Subcontractors and Project Team
•Coordinate and communicate updates and changes to the schedule of the project.
•Control the prompt flow of information to field team, subcontractors, and suppliers
Cost Management
•Participate in subcontractor buyout and subcontract issuance
•Compile all changes in the project. Vet pricing on all change requests and submit proposals with time extensions as needed; Reviewing with Project Manager prior to submission.
•Proficient in project accounting processes to ensure prompt payments of requisitions & Invoices
•Review of monthly Subcontractor requisition and material invoices with your manager
•Compile field tickets from Superintendent and attach to all material invoices processed
Project Management and Reporting
•Distribute Punchlist for execution
•Participate in the monthly schedule update meeting
•Preparing and submitting of the “Monthly Report” to the project team with guidance from your manager and Superintendent
•Preparation of Quarterly cost meetings
•Competing the Closeout of the project with the Owner and Subcontractors
•Compile permit closeout and turnover documents
•Maintain all records and files
•Operations and Maintenance Manuals
•Financial Closeout with PM and Accounting
People Management
•Oversee the Project Administrator tasks which include compliance log, subcontractor insurance, subcontractor change proposal tracking, subcontractor change order execution, EEO/MBE/WBE
Required education and experience:
•Bachelor’s Degree (Preferably Engineering, Construction Management or Architecture)
•0-5 Years experience
•Prior experience in construction settings

Salary : $75,000 - $115,000
