What are the responsibilities and job description for the Preconstruction Manager position at Cahills Construction, Inc.?
Job Overview: The Preconstruction Manager performs administrative, procurement, preconstruction project management and project estimation tasks as needed to adequately support the Preconstruction Team.
Duties and Responsibilities:
· Ensure that all documentation is uploaded properly into Sage, our web-based project management system, and disclosed in a timely manner to the Preconstruction Team.
· Submit bonding and insurance requests to the broker in collaboration with Director of Preconstruction.
· Assist Director of Preconstruction in preparation of submittals and documentation for bids and other project needs.
· Familiarize themselves with, and have a working knowledge of, all upcoming projects (deep dive of plans and specifications)
· Direct and allocate the time of Junior and Senior Estimators.
· Ensure that proper and thorough takeoffs are completed prior to bid day.
· Ensure that leads have adequate subcontractor coverage on bid day.
· Check and facilitate the sending of ITB’s. Assist in the defining of change proposals.
· Assist in buyout operations. Prepare pricing and time impact analysis of change proposals.
· Assist the Director of Preconstruction in construction claims.
· Ensure plans and specifications are readily available for use on bid day.
· Work with subcontractors and suppliers to determine pricing for specific scopes of work.
· Create RFP packages with potential leads. Evaluate subcontractor scope and compare against competitive bids.
· Assist with all other preconstruction activities as needed.
· Solicit bids as needed.
· Delivering bids as needed.
· Attend Prebid meetings as needed.
· Assist with the bid, performing last-minute take-offs and assisting with bid calculations as needed.
· Input subcontracts and purchase orders upon project award.
· Ensure PO’s accurately reflect the amount of material needed and/or purchased from each vendor.
· Identify long lead times and take proactive measures to ensure delays are not encountered.
Pay: From $50,000.00 per year
