Position Summary
The Estimator/Pre Construction Manager role is pivotal in planning, estimating, and coordinating the production processes essential for the successful completion of projects. This role involves accurately forecasting project costs, scheduling production timelines, and ensuring resource allocation aligns with project objectives to meet or exceed quality standards. By collaborating closely with vendors and the construction team, the Estimator/Pre Construction Manager plays a crucial role in upholding fiscal responsibility and maintaining efficient production workflows, all while striving to deliver an exceptional client experience throughout the project lifecycle.
Essential Duties
· Review, Plans, Project Schedule, and Project Specifications to learn project specifics
· Collaborate in the creation of Project Schedules in BuilderTrend with the CJB team and trade partners
· Analyze and understand construction systems, write bid specifications, and provide value engineering and alternate construction systems for the various scopes of work being reviewed.
· Compute cost factors and prepare estimates used for management purposes such as planning, organizing, and scheduling work, preparing bids, selecting vendors or subcontractors, analyze and qualify subcontractor /supplier bids, contract negotiations, and determining cost effectiveness for projects.
· Consult with clients, vendors, or other individuals to discuss and formulate estimates and resolve issues.
· Research complex custom construction details and alternative costs
· Assist in the creation of proposals to prospective clients.
· Assist in the creation of contract documentation
· Organize and manage internal project kick-off meetings.
· Compile and maintain project specific punch and warranty lists
· Participate in weekly team meetings
· Completed special projects as requested

Job Qualifications:
· Education and/or Experience - Associate degree (A. A.) or equivalent from two-year college or technical school; or three years related experience and/or training; or equivalent combination of education and experience. Must be able to read and understand construction documents, including architectural, structural, mechanical, and shop drawings.
· Computer Skills - Ability to perform and comprehend the use of word-processing, spreadsheets, and file storage at a high level. Ability to learn other specialized programs in use, such as: job costing and estimating programs.
· Language Skills - Ability to read and comprehend semi-complex instructions, detailed correspondence, memos, and detailed specifications. Ability to write detailed correspondence. Ability to effectively present written and verbal information in one-on-one and small group situations to customers, clients, and other employees of the organization.
· Mathematical Skills - Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume. Ability to apply concepts of basic algebra and geometry.
· Reasoning Skills - Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
