Role Description
This is a full-time on-site role for a Director of Maintenance based in Queens, NY. The Director of Maintenance will oversee maintenance operations in a high density residential asset, manage and train maintenance staff, and ensure all buildings and units are maintained to the highest standards. Responsibilities include implementing facility management strategies, supervising repairs, and coordinating preventative maintenance. The role will also require collaboration with property managers and vendors while maintaining compliance with local codes and regulations. The Director of Maintenance will ensure the efficient and safe operation of all building systems.
Qualifications
- Proven Supervisory Skills to lead, manage, and train maintenance teams effectively.
- Expertise in Maintenance & Repair with an emphasis on troubleshooting issues and implementing quality solutions.
- Experience with HVAC/Boilers and related building mechanical equipment
- Expertise with unit turnovers and make ready process
- Knowledge of Plumbing, Electrical, Carpentry and general construction techniques to oversee repair and restoration projects.
- Strong background in Facility Management (FM) and Maintenance Management to ensure smooth operations and compliance with safety and code standards.
- Familiarity with labor management, staff training and development specifically, union staff, 32BJ.
- Exceptional organizational, problem-solving, and communication skills to coordinate teams and interact with stakeholders.
- Familiarity with local building codes and safety regulations in New York, NY.
- Previous experience in property or real estate management is highly desirable.
