Construction Project Manager-(you must live locally)
We are an established local General Contracting firm, working predominantly in Commercial Renovation and New Construction, Medical/Clinical, and Custom high-end single-family residences. Job Duties and Responsibilities:
Preconstruction Activities:
- Develop and maintain a positive relationship with the client and Design Team.
- Provide solid management, leadership, and organization to the project team.
- Work closely with the Project Superintendent and Subcontractors to develop a project schedule that meets both the objectives of the client and meet quality standards.
- Ensure pre-planning efforts are being conducted throughout the construction process.
- Maintain solid interdepartmental relationships (IE Teamwork)
- Contribute and assist in process/meeting/agenda to develop the project objectives
- Through analysis of project budget/estimate as quickly as possible to identify possible issues
- Prepares, in collaboration with the superintendents, the preconstruction project schedule
- Work in a team as well as on an independent basis
Project Administration:
- Enter into the system and provide accounting staff with a schedule of values at the beginning of each project
- Monitor expenses and track job profitability through job costs and budget analysis; labor, materials and equipment; contract/subcontract administration, and back charges and claims on a month-to-month basis.
- Generate and/or review and distribute owner billings and owner change order management
- Be able to report monthly job cost/ margin analysis to project team and owners
- Review subcontractor progress payments; route to accounting for payment in a timely manner.
- Maintain an active role in matters of Risk Management.
- Preparation and execution of subcontractor contracts, change orders, and purchase orders.
- Maintain documentation of weather delays and time extensions based upon site conditions and weather reports.
Construction Activities:
- Review FF&E (furniture/fixture/equipment) and finish items with owner and superintendent to ensure construction needs and scheduling needs.
- Ensure production and approvals for all soils, concrete, and structural submittals/shop drawings, and distribute as required. Maintain records in company files as well as Job file.
- Monitor quality control and jobsite administrative duties on assigned projects.
- Participate in departmental/subcontractor/client meetings to ensure compliance with project schedules and provide updated project progress reports.
- Conduct weekly project meetings as required. Insure maximum financial results are being attained on all jobs
- Maintain positive and productive communication and relationship with owner or owner representative
- Manage full scope projects including but not limited to civil, structural, MEP, finishes, as well as all associated site work.
Close-out:
- Coordinate with project team and subcontractors to expedite project close-out.
- Review assigned projects with the owner, design team and project team members to formulate a punch list prior to project close-out.
- Ensure Project Superintendent executes a timely completion of all punch list items to meet the project schedule
- Receive/review complete set of all current project field records (i.e. as-builts, log books, testing/inspection reports)
- Review and compile completed as-builts and owner manuals; turn over/review with owner.
- Participate in project team performance evaluation, budget, buyout confirmation, superintendent performance, design completeness and accuracy.
Technical:
The PM must have a thorough knowledge of construction, including usage of related scheduling and job costing software programs including working knowledge of Microsoft Office including Excel, Word, Outlook, Foundation, as well as accounting software, accounting standards, and ProCore online project management software.
Education and Experience :
Degree in either Construction Management preferred or equivalent education and/or field experience.
A fundamental knowledge of contract law and project accounting is expected.
This position is management level and requires a minimum of five years of relevant supervisory and managerial experience to qualify.

- Resolve project issues and manage project risks
- Manage project budget and project resource allocation
- Manage project timelines using accepted project management methodology
- Serve as project lead on projects with multiple project management staff
- Meet project objectives while managing project hours
- Validating project budget against estimated project costs
- Manage project plans and documentation, manage and track project RFIs, Submittals, and Change Orders for project teams.
- Monitor project execution/performance, project reporting and project resource allocations
- Support defined project plans and project goals
- Updating internal project management system
- Complete project deliverables in accordance with project plan
- Lead the project team to ensure project objectives
- Knowledge of Spanish a plus
Job Type: Full-time
Pay: $65,000.00 - $95,000.00 per year
