Job Description
The Estimator coordinates project budgeting, including preparing quantity surveys, obtaining subcontractor pricing, reviewing historical cost data, and ensuring compliance with the scope of work, as well as offering construction feasibility and value engineering counsel. The Estimator must deliver accurate and timely estimates for preconstruction, hard bids, negotiated bids, value engineering, general conditions and systems studies and comparisons. Communication with trade partners, maintenance of up-to-date records of bids, and managing the prequalification process for the hiring of trade partners are critical aspects of this role at Butler-Cohen.
Essential Duties/Responsibilities
Unit Cost Pricing
- Prepare detailed material & labor take-offs/estimates.
- Solicit material prices from suppliers
- Verify unit/system prices with subcontractor and/or previous estimates
- Understand the influence of market conditions on pricing
Subcontractor Solicitation & Selection:
- Prepare Bid Invitations
- Prepare subcontractor bid packages.
- Follow up with subcontractors regarding bidding.
- Create of scope bid packages for the subs
Subcontractor Relationships & Feedback:
- Prepare RFI's.
Hard Bid and Design Build Estimating:
- Procure drawings and specifications
- Track all correspondence & documents.
- Confirm completeness of contract document package.
- Upload documents in BuildingConnected.
- Create complete Control Estimate
- Attend site visits
- Confirm local building permit rates
- Call the architect the day before the bid and confirm all addenda and supplemental information has been received
Turn Over Meetings:
- Manage the Turn Over Meeting package
Bid Day Activities:
- Develop a "Plug" number for your trade using the most up to date information available the night before the bid
- Complete the scope of work/pricing spread sheets
- Follow up with subcontractors for any missing information
- Review all pricing and subcontractor information
Post Bid Activities:
- Attend any review meetings.
- Review the estimate and discuss strategy with the team for any holes, value management, or potential profit pockets
General
- Reviews schedule and constructability issues with project operations staff
- Ensures all data placed in the historical database is accurate
- Prepare project clarifications and bid assumptions.
- Prepares and presents budget presentations.
- Builds effective relationships with customers, design team, and vendors.
Education/Experience Required:
- Degree in Business or Construction management or equivalent work experience
- 7 years of experience in commercial construction estimating
- Training in industry standards and procedures
Skills/Abilities Required
- Proven experience as a commercial construction estimator
- Basic understanding of accounting and project management concepts
- Deep understanding of research methodology, data analysis and estimation metrics
- Comfortable with numbers and technology
- Excellent knowledge of software like BuildingConnected, Bluebeam, ProEst, Concentric, and Procore
- Excellent attention to detail
- Excellent communication and negotiation abilities
- Well-organized and reliable
Salary : $90,000 - $120,000
