CONSTRUCTION MANAGEMENT – Pre-Construction Project Manager

POSITION SUMMARY: The Pre-Con Project Manager leads the planning and coordination of construction projects from inception. This role focuses on estimating, purchasing, budgeting, scheduling, design coordination, and risk assessment to ensure projects are set up for successful execution. The position serves as a key liaison between clients, design teams, estimators, and operations.

WHAT WE’RE LOOKING FOR:

  • Bachelor’s degree in Construction Management highly preferred. Applicable certifications are desirable
  • 0-5 years field experience in commercial construction. Compensation commensurate with experience
  • Proficiency with MS Word, Excel, and Outlook . Premiere/Procore experience is a plus
  • Skill in organizing, analyzing, problem solving, and multi-tasking
  • Experience with standard construction equipment, tools, and forming systems
  • Ability to build relationships within the organization and with current and prospective clients
  • Ability to pass pre-employment testing

Bushman Construction:

  • Provides complete Construction Services for both new construction and remodeling projects exclusively for commercial construction
  • Conducts feasibility planning through final project closeout
  • Includes clients such as financial institutions, law firms, retail stores, restaurants, medical practices, trucking facilities, auto dealerships, industrial manufacturing, showrooms, and interior office spaces
  • Supports a team approach and collaborative culture and invests in staff members for both individual and organizational success

SCHEDULE: This is a full-time, hybrid position with both office hours and onsite work.

WHAT YOU’LL DO:

  • PLANNING AND ORGANIZATION
  • Work with our team and clients to understand the goals of the client and create accurate pricing estimates, preliminary schedules, and project scope documents which reflect the customer’s specifications
  • Coordinate and collaborate with the construction team, clients, and management through the design phase of the projects

· Identify the work categories and overall scope of work associated with each project to ensure proper bid solicitation

· Track the estimating process, invite proper contractors to bid for complete coverage, conduct bid walk thru’s, follow-up with bid scope and questions, scopes bids, and prepare estimate proposal(s) for clients

· Solicit all necessary trade contractor and supplier bids to ensure a complete project estimate

· Develop preliminary project schedules, providing project team with critical path requirements and an estimated project timeframe

· Review drawings and specifications for completeness and constructability.

· Actively engage and collaborate with team members with a results-driven mindset

· Communicate with trade contractors and vendors prior to bid date to ensure competitive bids are received by qualified trade contractors for each required scope of work

· Evaluate and tabulate general conditions costs and fees associated with each project

· Evaluate project complexity and the financial risks involved prior to bid solicitation

· Prepare thorough proposals and bid forms identifying all clarifications and exclusions

· Monitor, in cooperation with project manager, project progression related to scheduling, costs, supplies, and deadlines.

REQUIRED SKILLS

· Maintain, promote and integrate Bushman Construction Management’s values with all internal and external stakeholders.

· Be a team player who demonstrates a positive attitude, implements solution-based thinking and relates well with other employees.

· Strong understanding of construction methods, materials, and industry best practices

· Experience with conceptual estimating and cost modeling

· Familiarity with contracts, procurement and bidding processes

· Ability to adapt to changing project requirements and tight deadlines

· Proficiency in construction estimating software and tools

· Strong organizational skills

· Excellent written and oral communication skills

· Ability to analyze problems and make sound decisions in a timely manner based on objectives, risks, implications, and cost

· Effective time management and ability to prioritize and complete projects meeting stated deadlines

· Ability to present information clearly in group meetings and one-on-one settings

Pay: $65,000.00 - $100,000.00 per year
