About the Role:

The Property Manager plays a critical role in overseeing the daily operations and management of real estate properties within the rental and leasing sector. This position is responsible for ensuring that all site activities run smoothly, efficiently, and in compliance with company policies and regulatory requirements. The Site Manager acts as the primary point of contact for tenants, contractors, and internal teams, facilitating communication and resolving issues promptly. They are tasked with maintaining the physical condition of the property, coordinating maintenance and repair work, and managing budgets to optimize operational costs. Ultimately, the Site Manager ensures tenant satisfaction, property value preservation, and the achievement of financial and operational goals for the site.

Minimum Qualifications:

  • High school diploma or equivalent; a bachelor’s degree in real estate, business administration, or a related field is preferred.
  • Minimum of 3 years experience in property management or site supervision within the real estate or rental industry.
  • Strong knowledge of property management principles, leasing processes, and maintenance operations.
  • Familiarity with relevant local, state, and federal regulations governing real estate and rental properties.
  • Proven ability to manage budgets, schedules, and vendor contracts effectively.

Preferred Qualifications:

  • Certification in property management such as Certified Property Manager (CPM) or equivalent.
  • Experience with property management software and digital tools for reporting and communication.
  • Background in customer service or tenant relations to enhance tenant satisfaction and retention.
  • Project management experience related to construction or renovation within real estate.
  • Advanced knowledge of safety standards and risk management practices.
  • Knowledge of LIHTC and affordable programs preferred.

Responsibilities:

  • Supervise and coordinate all site operations including maintenance, leasing activities, and tenant relations.
  • Manage and schedule routine inspections, repairs, and preventive maintenance to ensure property upkeep.
  • Serve as the main liaison between tenants, contractors, and corporate management to address concerns and facilitate solutions.
  • Oversee budgeting, expense tracking, and financial reporting related to site operations.
  • Ensure compliance with safety regulations, local laws, and company policies across all site activities.
  • Lead and support site staff, providing training, guidance, and performance evaluations.
  • Prepare and submit regular reports on site status, occupancy rates, and operational challenges to senior management.

The Property Manager utilizes strong organizational and leadership skills daily to coordinate multiple operational aspects of the property, ensuring seamless workflow and tenant satisfaction. Effective communication skills are essential for interacting with tenants, contractors, and internal teams to resolve issues and maintain positive relationships. Analytical skills are applied in budgeting, financial tracking, and reporting to optimize site performance and cost efficiency. Problem-solving abilities are critical when addressing maintenance challenges, compliance issues, or tenant concerns promptly and effectively. Additionally, proficiency with property management software and digital tools enhances operational efficiency and data management in the role.

Salary : $55,000 - $70,000
