Bullseye Property Management & Realty is excited to announce we are hiring for a full-time Experienced (HOA) Association Manager. Our company continues to experience controlled growth, and needs reliable people to join our team. This position will play a key role on our team by working in many facets of property management but will be specializing in HOA community management. This position will report directly to the Operations Manager.
Primary Responsibilities:
- The candidate will direct the operation, maintenance, and administration of community associations.
- Establish and maintain positive relations with community association owners, board members, and other residents.
- Answer incoming phone calls.
- Assist or meet with clients that come into our office.
- Attend and run HOA meetings with the Board of Directors.
- Handle all responsibilities related to the day-to-day operations of community associations.
- Communicate with residents via email and written notices.
- Investigate and resolve owner or board member complaints; enforcing rules of the association; attend meetings and walk-through visits, coordinate repairs; assist on large-scale maintenance projects.
- Special projects and other duties as assigned.
- Prepare annual HOA Budgets
- Review quarterly financials
- Oversee accounts payable for portfolio
- Direct HOA violation process
- Provide recommendations/referrals on capital expenditures
- Manage HOA maintenance projects
- Coordinate reserve studies/audits/reviews
- Enforce and maintain HOA governing docs
- Negotiate vendor contracts and monitor vendor performance
- Work with attorney on legal matters
- Interpret HOA documents
- Attend all internal management or company meetings
- Act as main point of contact for all Board communications
Skills/Qualifications:
- Detail-oriented professional with computer, email, and phone knowledge, as well as excellent customer service, problem-solving, and communication skills. Prior work in Association (HOA) Property Management.
- High School diploma and one year related experience and/or training in a business office or Property Management environment.
- Self-starter is willing to go the extra mile to ensure the success of the community association team.
- Language Skills: Ability to read and comprehend simple instructions, short correspondence, and memos. Ability to write simple correspondence. Ability to effectively present information in one‑on‑one and small group situations to HOA board members, clients, and other employees of the organization.
- Mathematical Skills: Ability to do basic mathematical work in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent. Ability to compute HOA dues or account balances, HOA budgeting, Vendor invoicing, etc.
- Reasoning Ability: Ability to apply common sense understanding to carry out detailed but uninvolved written or oral instructions. Ability to remain calm and unattached to emotional situations. Ability to deal with problems involving potential variables in Association situations. Ability to keep the information confidential.

Compensation:
· Pay is commensurate with qualifications, certifications, and experience.

Hours: This position is for 40 hours/week. It will be an exempt position.
Our physical office hours are 8:00 am to 4:00 pm Monday through Friday and our Remote Offices are open M-F until 5 pm. Memorial Day - Labor Day hours are M-Th 8:00am - 5:00pm and Friday 8:00am - 12:00pm.
- Please note that while a majority of work hours will be M-F during the 8 am-5 pm hours, Association Managers will eventually need to perform duties during evenings (HOA Meetings that typically go an hour or so) two to three times a month. These HOA meetings can take place in various formats. Many are on-site at the HOA (typically within 30 minutes of Big Lake), and other times they can be done via Zoom from your remote office. When those events are scheduled, you will be able to be flexible with your daily schedule.
