Position Summary
The Superintendent is the company's primary on-site leader, responsible for field execution of construction projects. Core responsibilities include executing the correct project scope per plans and specifications, overseeing quality control across all trades, and maintaining the master schedule in coordination with Project Management.
Responsibilities
- Oversee all on-site construction activities from mobilization through final punch list and project closeout.
- Coordinate and direct subcontractors, vendors, and in-house field personnel to ensure work aligns with contract documents, project schedule, and quality expectations.
- Understanding of subcontractors’ contracted scope of work, and ensure they fulfill their contractual obligations.
- Develop, maintain, and update detailed weekly 3-week look-ahead and overall project schedules in collaboration with the Project Manager and General Superintendent.
- Conduct daily site inspections, quality control checks, and progress reviews; document findings in daily reports and communicate status to project team.
- Enforce company and project-specific safety programs; lead daily tailgate/toolbox safety meetings, conduct job hazard analyses, ensure OSHA compliance, and maintain a zero-incident goal.
- Manage site logistics including material/equipment deliveries, staging, temporary facilities, site security, and housekeeping.
- Notify the Project Manager of field issues, RFIs, change orders, and conflicts promptly.
- Maintain accurate daily/weekly logs, photos, as-built documentation, and other project records.
- Foster positive relationships with owners, inspectors, and subcontractors.
- Participate in project meetings and represent the company professionally.
- Mentor and develop field staff, foremen, and assistant superintendents.
Maintain crucial relationships with on-site Property Managers and Maintenance workers employed by the owner, and communicate/coordinate any upcoming disruptions to occupied facilities and residents
Pay: $110,000.00 - $135,000.00 per year
