Role Description
BCIDA is seeking a detail-oriented and highly organized Commercial Loan Closing & Servicing Officer to support the closing, funding, and servicing of commercial and public finance transactions. This position plays an important role in advancing projects that drive economic growth throughout Bucks County.
The ideal candidate will be experienced in commercial lending, loan servicing, settlement coordination, or economic development finance and will be comfortable managing multiple transactions at once. This individual will work closely with borrowers, banks, attorneys, title companies, consultants, and public agency partners to move projects efficiently from approval through closing and into servicing.
Key Responsibilities
- Coordinate and manage loan closings for BCIDA financing programs, including PIDA, MELF, SBF, revolving loan funds, and related economic development financing initiatives
- Review loan approvals, commitment terms, and closing conditions to ensure all requirements are satisfied prior to funding
- Organize and track closing checklists, due diligence items, and required documentation
- Verifies all loan information pertaining to small business and commercial lending in preparation for final loan documentation for closing
- Reviews document preparation folders for completeness and accuracy
- Obtains additional needed information through a variety of methods in order to ensure that the proper preliminary documentation has been obtained prior to the preparation of final loan documentation, i.e. articles of incorporation, business agreements, certificate of good standing, appraisals, automated underwriting findings, investment account statements, etc.
- Coordinate with borrowers, lenders, attorneys, title companies, appraisers, environmental consultants, and other third parties throughout the transaction process
- Maintain complete and accurate loan files in compliance with BCIDA policies and program requirements
- Monitor post-closing servicing obligations, including insurance renewals, financial reporting, job tracking, and borrower compliance items
- Assist with loan modifications, subordinations, payoffs, releases, and other servicing matters
- Support reporting for management, Board review, lenders, auditors, and funding partners
- Assist with other BCIDA financing activities and special projects as needed
Qualifications
- Associate’s degree or bachelor’s degree in business, finance, public administration, real estate, legal studies, economic development, or a related field preferred. Relevant professional experience may be considered in lieu of formal education requirements
- Minimum of 2 years of relevant experience in commercial loan closing, loan servicing, commercial banking, title/settlement coordination, legal documentation, or economic development finance preferred.
- Strong written and verbal communication skills
- Strong organizational and file management abilities
- Attention to detail and accuracy in documentation review
- Ability to manage multiple transactions and deadlines simultaneously
- Proficiency in Microsoft Word, Excel, and general document/file management systems
- Working knowledge of commercial loan documentation and closing requirements
- Familiarity with title, collateral, insurance, entity, and settlement documentation
- Ability to coordinate effectively with attorneys, lenders, consultants, and borrowers
- Familiarity with public financing programs such as PIDA, SBA 504, revolving loan funds, or similar programs preferred
