The Maintenance Technician will:

Position Title: Maintenance Technician

Reports To: Director of Facilities and Operations

Status: Full-Time, Non-Exempt

Schedule: Tuesday-Saturday, 7:30am – 3:30pm; Rotating on-call coverage for emergencies, evenings, and weekends as assigned

Position Summary:

The Maintenance Technician is a skilled trades position responsible for the operation, maintenance, repair, and preventive care of all BMPC buildings, mechanical systems, electrical systems, safety systems, and associated infrastructure across a large multi-building church campus, including public facilities and residential manses. This role is essential to maintaining safe, reliable, and well-functioning facilities that support worship, education, ministry programs, and residential housing for pastoral staff. This is not a custodial position. It is a skilled tradesman position requiring technical knowledge, hands-on problem solving, and independent decision-making.

Preventive & Proactive Maintenance (Primary Focus)

The Maintenance Technician will develop and execute preventive maintenance activities including, but not limited to:

HVAC systems:

  • Routine inspections
  • Filter changes
  • Belt replacements
  • Monitoring system performance
  • Identifying early warning signs of failure
  • Coordination with HVAC contractors as needed
  • Monitoring BAS controls
  • Seasonal HVAC checkups on residential properties

Humidification systems:

  • Regular inspection and adjustment
  • Monitoring humidity in worship spaces and pianos
  • Ensuring proper operation to protect organs

Building Automation Systems (BAS):

  • Basic troubleshooting
  • Monitoring system notifications and alarms
  • Working with vendors to address issues

Lighting systems:

  • Bulb and ballast replacement
  • Fixture repairs
  • Ensuring consistent lighting levels in public spaces
  • Ensuring scene times on dimmers and exterior lights are on schedule
  • Minor electrical upgrades

Plumbing systems:

  • Inspection of valves, drains, and fixtures
  • Routine Inspection of commercial dishwasher
  • Early detection of leaks
  • Preventive drain maintenance

Roof and building envelope:

  • Visual inspections for leaks or damage
  • Gutter cleaning
  • Identifying potential water intrusion risks
  • Reporting concerns to Director of Facilities

Safety systems:

  • Support inspections of fire alarms, extinguishers, and emergency lighting
  • Assist vendors during safety system testing

Repairs & Troubleshooting

The Maintenance Technician will respond to and resolve maintenance issues across campus, including:

Plumbing:

  • Fixing leaks
  • Replacing fixtures
  • Clearing minor clogs
  • Repairing damaged pipes

Electrical:

  • Replacing switches and outlets
  • Troubleshooting lighting issues
  • Minor electrical repairs within code and competence
  • Doors, locks, and access systems:
  • Repairing door hardware
  • Adjusting door closers
  • Maintaining locks
  • Working with electronic access control systems and related software

Carpentry and general building repair:

  • Framing repairs
  • Cabinet adjustments
  • Trim work
  • Minor structural repairs

Drywall and painting:

  • Patching holes
  • Repairing damaged walls
  • Touch-up and finish painting

Grounds & Exterior Support

  • Sidewalk trip hazards
  • Minor concrete repairs
  • Exterior lighting issues
  • Basic landscaping support when needed
  • Snow/ice response during emergencies

Event & Ministry Support

  • Provide quick-turn repairs during events
  • Address unexpected facility issues during programs
  • Work closely with Facilities Manager to ensure spaces are functional
  • Respond to urgent issues that impact worship or ministry activities

Vendor & Contractor Coordination

  • Provide access to buildings and mechanical rooms
  • Assist vendors as needed
  • Monitor work for quality and alignment with church needs
  • Communication of progress or concerns to Facilities Director

Work Orders & Documentation

  • Complete assigned work orders in a timely manner
  • Document completed repairs as required
  • Communicate status updates on ongoing issues

Required Qualifications

  • 3–5 years experience in building maintenance, facilities, or a skilled trade
  • Demonstrated working knowledge of Plumbing, Electrical Systems, HVAC Systems, Humidification Systems, Building Automation Systems (BAS), and Carpentry/General Construction
  • Lift up to 50 pounds
  • Climb ladders and work at heights
  • Stand, kneel, bend, and reach overhead
  • Work in tight mechanical spaces
  • Work outdoors in heat, cold, rain, and snow
  • Ability to work independently with minimal supervision
  • Strong diagnostic and problem-solving skills
  • Ability to prioritize competing maintenance needs
  • Valid driver’s license
  • Universal HVAC Certification

  • Familiarity with large mechanical systems
  • Basic computer skills for:
