The Assistant Manager is a dynamic position that will provide key office support in all areas of property management. They will help manage the day-to-day operations of the community and have a passion for exceeding resident expectations and providing exceptional customer service.
Responsible for conversion of telephone and walk-in prospects to leases, resulting in maintained and increased occupancy, and the inherent responsibility to effectively communicate to existing residents and establish a successful renewal program.
Assistant property managers work closely with property managers, tenants, and others to oversee all aspects of a building’s maintenance and occupancy. This role requires assistant managers to communicate regularly with tenants to ensure on-time payment of rent and proper adherence to lease agreements. Assistant property managers also provide direct assistance to tenants to troubleshoot any property-related issues, to include hiring and working with professional services, such as plumbers, construction workers, and HVAC professionals.
This is also a support position responsible for keeping the records of financial transactions for their assigned Property. The Assistant Property Manager produces, reconciles, and balances monthly reports. At times, the Assistant Property Manager may compile reports to show statistics, cash receipts, expenditures, accounts payable and receivable, profit and loss, and other items pertinent to property operations. The Assistant Property Manager must have the flexibility to work specific days for operational, bookkeeping, and collection purposes.
Additional responsibilities include:
- interview prospective residents
- accompany prospects to see the apartment homes and property
- posting all funds collected and making daily deposits.
- reconcile monthly reports
- complete move-out procedures
- assist with resident activities and communication
Qualifications
- Customer service experience in a property management setting
- Knowledge of Fair Housing regulations and landlord-tenant law
- Familiarity with property leasing processes and contracts
- Strong communication and conflict management skills
- Experience with One Site or similar property management software
- Ability to multitask, prioritize, and work in a fast-paced environment
