The Brooklyn Navy Yard Development Corporation (BNYDC) is the not-for-profit corporation that serves as the real estate developer and property manager of the Yard on behalf of its owner, The City of New York (the “City”). The Senior Manager of Custodial Services is responsible for the upkeep of the Yard’s campus and buildings. They will oversee the custodial team and manage two supervisors.
Areas of Responsibility
Lead the Custodial Services team, managing two Supervisors and their laborer staff Oversee janitorial operations for all common areas, restrooms, stairwells, etc., and outdoor maintenance such as landscaping Create staffing plans to satisfy the scope of work while staying within budget Manage the overall aesthetics of the buildings, exterior grounds, and perimeter streets Execute a quality control program to inspect for cleanliness and sanitation Manage inventory for materials and equipment, ensure proper maintenance of equipment Develop and maintain asset management plans and training Continue to improve upon training for staff and provide ongoing education as needed Support tenants by understanding their needs, investigating, and resolving complaints Contract with outside vendors, ensuring work is completed to specification Coordinate necessary support for Yard-wide special events (upwards of 250 per year), executing event set-up and break-down Prepare reports by collecting, analyzing, and summarizing data and trends Interview, hire, onboard, and provide routine performance evaluations for staff Keep abreast of new technologies, developments, and protocols for janitorial systems Monitor weather and manage necessary operations including, but not limited to: Winter operations

- Pre-storm treatments & salting
- Snow/slush plowing & removal
- Post storm maintenance / recovery
- Summer operations
- Heavy rain/flooding
- Hurricane winds
- Perform other job-related duties as assigned
Required Skills And Abilities
- Expertise in building maintenance including (but not limited to) equipment operation, restroom sanitation, office cleaning, hard floor & carpet care, chemical usage, etc.
- Familiarity with Auto CAD and the ability to read blueprints & floor plans
- Familiarity of Safety Data Sheets (SDS) and safety protocols
- Strong project management, planning, and organizational skills
- Strong leadership and interpersonal skills
- Ability to develop and meet budget goals
- Ability to develop and meet quality control goals
- Excellent oral and written communication skills
- Ability to establish and maintain relationships with tenants, contractors, staff, etc.
- Experience with Yardi Facilities Management preferred
- Proficiency in Microsoft Office
- Ability to lift/move heavy equipment (up to 50 pounds)
- High school diploma (or GED) required; Bachelors’ degree preferred
- 7 years of experience as a property manager, superintendent, janitorial manager, or similar field
- 5 years of management experience in a union environment
- Valid driver’s license required
- OSHA 10-hour certification required
- OSHA 30-hour and/or 511 preferred
- F58 certified (FSD) Fire Safety Director preferred
- F59 Emergency Action Plan Director preferred
- Must be able to work weekends and evenings as needed
