BAM is seeking a Supervising Maintainer (HVAC)! The Supervising Maintainer will oversee and coordinate the workers who maintain and repair HVAC, mechanical, plumbing, electrical and carpentry systems throughout the BAM campuses.
ESSENTIAL DUTIES AND RESPONSIBILITIES
- Supervises maintenance staff, responds to emergency conditions and ensures a clean, safe and secure environment.
- Inspects facilities regularly to determine problems and necessary maintenance to ensure the proper workings of the plumbing, HVAC, electrical, carpentry, and mechanical systems.
- Develops preventive maintenance schedules and holds responsibility for their implementation.
- Repairs and maintains all building systems in accordance with Federal, State, and Local codes, and regulations.
- Prepares weekly maintenance schedules and allocates work to ensure good working conditions.
- Submit reports and maintenance staff time sheets to management.
- Makes recommendations as to the reduction of costs in operating the HVAC, plumbing, electrical (as allowed by code).
- Assist in hiring outside contractors, as needed.
- Works with contractors and engineers and oversee projects and ensures that they are done at reasonable time and to specifications.
- Maintains records of completed work, and notes time and materials used.
- Oversee and inspects work in progress of maintenance staff.
- Meets outside contractors at location upon commencement of work and monitor progress and workmanship of job.
- Generates requisitions for supplies and material necessary for the operation of assigned locations.
- Receives materials and documents in accordance with the established procedure.
- Assists in preparation of the annual operating budget by supplying information on repairs and improvements required at various locations.
- Maintains a friendly and professional attitude.
- Attends to small scale repairs to building structures, ceiling repair, floor repair, wall repair, minor caulking, windows, etc.
- Repairs minor furniture, cabinet or office-built ins
- Attend meetings as requested.
- High School Diploma or equivalent preferred
- Minimum of (3) years of related experience in H.V.A.C. troubleshooting, repair, and operation required.
- Strong technical knowledge of building maintenance/systems and architectural drawings as normally acquired by the completion of related Vocational Training Program, required.
- Knowledge of health and safety practices and regulations.
- Ability to properly and safely utilize all equipment and follow safety procedures prior to using this equipment.
- Excellent communication (oral, written) and organizational skills are essential.

- Working knowledge of Microsoft Office: Excel, Outlook, and Word.

PROFESSIONAL CERTIFICATIONS:
- CMRP (Certified Maintenance and Reliability Professional)
- HVAC (Heating Ventilation Air Condition Certification)
- P-99 (Low Pressure Oil Burner Certificate)
- FDNY RSOE-Q99 (Refrigerating System Operating Engineer)
- F.L.S.D. (Fire Life Safety Director Certificate)
- S-12 (certificate for sprinkler systems)
- S-13 (Certificate of Fitness for Standpipe System)
Working Conditions:
- This role is on-site and cannot be conducted remotely.
- The employee may occasionally exert up to 50 pounds of force, frequently walks and/or climbs stairs, lifts, carries, pushes or pulls objects, uses oral communication, has both close visual acuity and operates machines, participates in assembly, and may climb heights.
- Environment: The employee is subject to both environmental conditions: Activities occur inside and outside. The employee may be occasionally subject to noise to cause workers to speak loudly to be heard above ambient noise levels.
- Stooping/Kneeling/Crouching: The employee is required to bend downward and forward by bending the spine at the waist and/or bending knees to a rest on one or both knees.
- Vision: The employee is required to have close visual acuity to perform an activity such as operating machinery and use of tools to perform mechanical or skilled trades tasks of a non-repetitive nature such as carpenters, technicians, painters, etc.
- Physical Hazards: The employee is subject to hazards such as proximity to moving mechanical parts, moving vehicles, electrical current, working in high places, exposure to heat or chemicals, and odors, fumes, dusts, or poor ventilation.
- The employee may have exposure to oils or other cutting fluids in the air or on skin.
Compensation: The salary for this role is $75,000/yr and will be paid in accordance with the DC 37/Local 1502 collective bargaining agreement. This position is full-time, non-exempt and eligible for benefits after a probationary period.
Schedule: 9am – 6p with occasional evenings and weekends; (subject to change)
