Job Description
Responsible for maintaining the overall cleanliness, curb appeal, and readiness of the apartment community. This position performs groundskeeping duties, assists with apartment make-readies, completes punch work, and supports the maintenance team with general upkeep and minor repairs to ensure a safe and attractive living environment for residents and prospects.
Essential Duties And Responsibilities
Groundskeeping Responsibilities
- Maintain the cleanliness and appearance of the community grounds daily.
- Pick up trash and debris throughout the property, including breezeways, parking lots, amenity areas, and dumpster enclosures.
- Clean and maintain pool areas, fitness centers, clubhouses, and other common areas.
- Pressure wash sidewalks, breezeways, and buildings as needed.
- Assist with landscaping duties including blowing, edging, watering, and light pruning.
- Ensure trash cans and compactor areas remain clean and organized.
- Report any safety hazards, vandalism, or property damage to management immediately.
- Complete apartment punch lists prior to move-ins.
- Perform minor repairs including drywall touch-up, painting, caulking, fixture replacement, and basic carpentry.
- Replace light bulbs, air filters, blinds, and other apartment items as needed.
- Assist with apartment make-ready processes to ensure units meet company standards.
- Conduct quality inspections of completed apartments and common areas.
- Support maintenance technicians with work orders and preventative maintenance tasks.
- High school diploma or equivalent preferred.
- Previous apartment maintenance or groundskeeping experience preferred.
- Basic knowledge of hand tools, painting, and minor repairs.
- Ability to work independently and as part of a team.
- Strong attention to detail and organizational skills.
- Excellent customer service and communication skills.
- Ability to multitask in a fast-paced environment.
- Ability to stand, walk, bend, stoop, climb stairs, and lift up to 50 pounds regularly.
- Ability to work outdoors in varying weather conditions.
- Must be able to use maintenance tools and equipment safely.
- Full-time position with occasional weekends, holidays, and on-call responsibilities as needed.
