Our main client base includes high net-worth private clients building everything from high-end residences to corporate retreats, and luxury offices; developers focused on luxury hospitality; and institutional clients in the education, museum, and nonprofit sectors.
We are seeking a qualified planning professional to join our team at the Associate Planner level. This is a full-time position based in Sausalito, California, offering the opportunity to work on complex and varied planning and building projects across many jurisdictions, property types, and permitting scopes. The successful candidate will be a highly organized, technically competent planner with the ability to work independently and collaboratively within a small, high-performing team.
Occasional travel within the greater San Francisco Bay Area is required for site visits and agency meetings, depending on project needs.
Key ResponsibilitiesSpecific responsibilities will be aligned with the candidate’s title. Tasks may include, but are not limited to:
General Responsibilities:- Conduct land use and permitting analysis including zoning, general plan, CEQA applicability, and policy consistency.
- Prepare and submit land use entitlement, construction permit, and operational permit applications.
- Coordinate with local, regional, and state agencies to obtain approvals and permits.
- Track and monitor project milestones, agency correspondence, and application processing status.
- Prepare permitting fee estimations.
- Prepare and maintain clear documentation, including staff reports, project narratives, and technical memos.
- Participate in or lead client meetings, agency consultations, and public hearings.
- Coordinate with third-party consultants including historians, traffic engineers, biologists, and other specialists.
- Independently manage multiple planning projects with oversight from senior staff.
- Lead permit preparation and agency coordination for land use, environmental review, and construction approvals.
- Conduct property due diligence and formulate permitting strategies in consultation with clients and internal teams.
- Coordinate project scopes with architects, engineers, and technical consultants.
- Provide mentorship and support to Assistant Planners and Planning Coordinators.
Bachelor’s degree in Urban Planning, Geography, Environmental Studies, Public Policy, or a related field. A Master’s degree may substitute for one year of experience.
Experience:Associate Planner: 3–7 years of relevant planning experience
Skills:- Strong knowledge of California planning policies, zoning and permitting procedures, and CEQA requirements
- Excellent written and verbal communication skills
- Ability to interpret maps, regulations, development codes, and technical studies
- High attention to detail, organization, and time management
- Proficiency in Microsoft Office; GIS, Adobe, and project management software a plus
- Experience with client-facing communication and consultant coordination preferred
This position is offered at the following salary range: $95,000 - $140,000
Final compensation will be determined based on experience and qualifications in accordance with California pay transparency requirements.
