This position will travel to Brixmor’s portfolio of shopping centers in the Naples, Florida region. The Facilities Technician plays a critical role in ensuring the property operates at the highest standards required under lease agreements and industry best practices. This position supports the Property Manager in delivering essential services that protect asset value, maintain compliance, and enhance the tenant and customer experience. By coordinating maintenance activities, partner with vendors to ensure performance standards are met, and assisting with capital projects, the Facilities Technician helps fulfill obligations outlined in leases and ensures the property remains safe, clean, and fully functional for all occupants.
Responsibilities:
- Assist the Property Manager in coordinating property improvements and vendor services (landscaping, parking lot sweeping, cleaning, and general construction trades) to maintain Class A standards and meet lease requirements
- Perform routine cleaning and maintenance of buildings and parking areas to ensure common areas remain neat, safe, and inviting for tenants and customers
- Conduct evening lighting inspections to maintain security and operational continuity
- Contribute to preventative maintenance planning to reduce risk, liability, and unexpected costs
- Support tenant and community events to enhance property value and engagement
- Ensure compliance with ADA, environmental regulations, and all applicable building and construction codes
- Monitor energy usage and implement conservation measures to control operating expenses
- Serve as a responsive point of contact for tenants, addressing issues promptly to minimize disruption and maintain satisfaction
- Maintain accurate tenant and vendor contact information and utility records for operational efficiency
- Assist with tenant move-in and move-out processes, ensuring smooth transitions and adherence to lease obligations
- Monitor contractor and tenant work on critical systems (roof, HVAC, electrical, plumbing, fire protection) to safeguard property integrity
- Utilize technology to document property conditions and communicate updates effectively
- Foster positive relationships with city officials to support compliance and community goodwill
Required Skills & Experience:
- A two-year technical certification or Associate Degree is preferred, but practical experience will be considered
- A minimum of three years of broad-based property maintenance or facility maintenance experience with time in the military and/or at a commercial/open air shopping center preferred
- Ability to work the hours necessary to support and maintain assigned property(ies). This includes occasional after-hour emergencies
- Must be able and willing to climb ladders and access rooftops as part of property inspections
- Strong verbal & written communication skills, to communicate with internal & external customers and at all levels within the Brixmor organization
- Skilled in customer service and tenant relations
- Accuracy and accountability, attention to detail, relationship building skills, judgment, and confidentiality
- Project management background to work closely with contractors and vendors
- Ability to present self and Brixmor in a professional manner in all customer communications and actions
- Must be able to exhibit initiative and work independently
- Capable of carrying at least 25 pounds
- Must possess a valid driver’s license and have regular access to a reliable personal vehicle
- Strong work ethic and ability to work in a fast-paced environment
