What are the responsibilities and job description for the Superintendent - Residential Construction position at Brittenum Construction Group?
We are seeking an experienced Residential Construction Superintendent to join our team at Brittenum Construction Group. The superintendent is responsible for the overall quality, cost, safety, and schedule of residential homes from start to finish. This role leads day-to-day operations, coordinates trade partners and suppliers, ensures code and company standard compliance, and delivers quality homes on time. Performance is measured by build quality, cycle time, cost control, and customer satisfaction.
Key Responsibilities
Jobsite Leadership & Management
- Oversee daily construction operations for multiple homes
- Maintain clean, secure, and professional jobsites at all times
- Enforce safety standards, site access control, and theft prevention
- Verify construction is built per plans, selections, specifications, and code
Scheduling & Planning
- Manage critical path schedules to meet targeted build cycle times
- Coordinate labor, inspections, and material deliveries
- Communicate schedule updates to management, sales, and trade partners
- Adjust schedules proactively due to weather, supply, or field conditions
Quality Control
- Perform daily jobsite inspections and ongoing punch lists
- Conduct formal stage punch inspections at all major construction milestones
- Ensure homes are 100% complete before advancing stages or sign‑off
- Track and correct recurring quality issues
Trade Partner & Vendor Coordination
- Direct and sequence subcontractors and suppliers
- Ensure compliance with scopes of work, schedules, and quality expectations
- Address performance issues and assist with corrective action or termination when needed
- Support cost savings through trade sourcing and labor efficiency
Material & Cost Management
- Coordinate proper material ordering, staging, storage, and returns
- Prevent material waste, damage, or early deliveries
- Monitor job costs, labor efficiency, and budget variances
- Review invoices and approve completed work for payment
Inspections & Compliance
- Schedule and pass all municipal inspections on the first attempt
- Meet inspectors, resolve corrections promptly, and document results
- Maintain knowledge of applicable building codes
Homeowner & Customer Service Support
- Maintain professional communication with homeowners and internal teams
- Participate in homeowner meetings and buyer orientations when required
- Communicate significant warranty issues to management
- Participate in on‑call emergency warranty coverage rotation
Qualifications & Expectations
- Strong knowledge of residential construction methods and sequencing
- Proven ability to manage schedules, trade partners, and job costs
- High standards for quality, organization, and professionalism
- Excellent communication, documentation, and problem‑solving skills
- Ability to manage multiple homes efficiently in a fast‑paced environment
