As a Facilities Technician will be an essential member of the Brightline’s Shared Services Maintenance Team performing general preventative maintenance and corrective repair of building, systems, equipment, and grounds. You will work under general supervision and guidance of the Director of Maintenance. You will perform general preventative maintenance and corrective repair of building, systems, equipment, and grounds. You will assist in monitoring building system operations and performance. You will utilize skills in plumbing, electrical, painting, heating, and cooling to complete your daily job functions.

This position is very active and the employee frequently is required to stand; walk; and stoop, kneel, crouch or crawl all day. Your Role [Essential Functions]:
- Mechanical Maintenance and Operations: Perform all necessary mechanical maintenance and operational procedures to ensure maximum life and reliability of all mechanical systems. Responsible for general maintenance and operational duties, including performance testing, maintenance, adjustment, and care of the following:
- HVAC Equipment: RTU (roof top unit), SCU (self-contained unit), Chillers, Boilers, Pumps
- Plumbing Systems: Commercial level
- Electrical Systems: Generators and ATS (automatic transfer switch)
- HVAC Systems: Knowledge of DDC (direct digital controls)
- HVAC Auxiliary Systems
- Lighting Systems: Lighting retrofits
- General Building Systems
- Record Keeping and Reporting: Enter information in the property’s maintenance record system.
- Professional Development: Participate in company or external educational opportunities to enhance knowledge, skills, and abilities of the engineering department members.
- Work Order and Preventive Maintenance (PM) Response: Respond to and complete work orders and PMs in a timely manner. Typical requests include:
- Light bulb replacement
- Hot/cold calls
- Repair locks and doors
- Miscellaneous requests as required
- Professional Appearance and Conduct: Maintain a neat, professional appearance at all times. Perform duties within the required time frame as directed by the Lead Facilities Maintenance Technician or Director.
- Inventory Management: Maintain inventory of lighting, plumbing, HVAC, and other building-related supplies and tools.
- Proactive Inspections: Inspect work performed by outside contractors to ensure compliance with building codes and safety regulations. Proactively inspect grounds and building appearance and condition.
- Communication: Monitor and review all Brightline communication channels, including our company intranet, bConnected, during work hours to ensure all company and department communications and notifications are promptly reviewed.

Required Education and Experience:
- High School Diploma or GED required, some college, technical certification, or vocational training preferred.
- 3 years of professional experience in building maintenance, or similar maintenance operations, preferably in railroad, manufacturing, or similar environments.
- Demonstrated expertise in HVAC, plumbing, electrical systems, and overall building construction, underscoring a robust technical background.
- Knowledgeable about general building systems and maintenance procedures.
- Skilled in operating motorized equipment such as lawnmowers, trimmers, blowers, pressure washers, and drills.
- Proficient in construction and maintenance fields, including landscaping, facility operations, painting, basic carpentry, plumbing, and electrical work.
- Strong focus on safety and attention to detail to consistently deliver high-quality work.
- Well-versed in safety protocols and regulations related to maintenance operations. Wear personal protective equipment when required and necessary
- Effective communicator adept at establishing rapport across all organizational levels, fostering productive relationships crucial for operational success.
- Must be able and willing to work any shift or on weekends and holidays based on operational needs as necessary.
- Good physical condition to handle the demands of the job, which may include working in various weather conditions and performing manual tasks. Capable of operating heavy machinery, lift, climb, push, pull and bend for extended periods frequently lifting and/or moving objects up to 50 pounds.
- Effective in working with other maintenance technicians and following managerial instructions.
