Job purpose 

The Director of Development position at BRIDGE is an exciting opportunity to lead a team of project  managers in Northern California and manage a variety of complex multi-family real estate  development projects to further the organization’s mission. In this role, you will be responsible for  overseeing the day to day work of your team and provide guidance to maintain a high level of quality  in accordance with BRIDGE development standards and industry best practices. Reporting to the  Executive Vice President of Real Estate Development, the Director will collaborate with team leaders in  other departments to streamline, implement and maintain processes and internal systems for  reporting, data collection and staff training. The ideal candidate will have significant experience leading  a team to develop multi-family housing and manage all aspects of the real estate development process  working with a diverse group of internal and external stakeholders. 

Duties and responsibilities 

General 

• Supervise project managers in their day-to-day work and provide guidance to meet goals • Assist project managers with structuring projects, evaluating budgets, identifying funding  sources and seeking early feedback from other internal and externalstakeholders • Review project proformas and provide guidance on project feasibility analysis • Evaluate funding requests to confirm spending is consistent with approved projectbudgets • Ensure projects are tracking to schedule and budget and assist project managers with addressing material changes to the timeline and/or budget impacts 

• Participate in project related meetings as necessary, including strategy and negotiation  sessions, programming meetings, design and construction meetings, community meetingsetc. • Supervise and guide contractor and consultant selection process including evaluating fee  proposals and finalizing contract terms and conditions 

• Review and approve team members’ work product including but not limited to funding  applications, legal documents, financial projections, internal board approval reports, fee  projections, procurement recommendations etc. 

• Provide guidance to project associates supporting project managers

• Maintain a supportive team environment and implement team building/learningopportunities in  close collaboration with Executive VP 

• Work on developing and implementing on-going staff training sessions 

• Collaborate with the Business Development department on reviewing pipeline opportunities  • Build strong working relationships with government agencies, joint partners, lenders and  investors, consultants and contractors 

• Provide regular status updates to Executive VP about work progress, team performance  and seek early feedback to ensure alignment with team and organizational goals 

Reporting/Administrative Responsibilities 

• Ensure operating budgets and cash flow projections are developed in coordination with  asset and property management and updated consistently through development phases • Collaborate with team leaders in other departments to providetimely information to  senior management for reporting purposes 

• Take initiative to organize and lead cross-functional meetings as needed to collaborate  and resolve critical and time sensitive issues as they emerge in day-to-day operations  • Work closely with project managers to monitor approved budgetary spending and provide  guidance to seek timely project related budget increase approvals from senior  management and/or subcommittee of the Board of Directors 

• Provide regular updates to EVP and/or senior management on progress of projects, including  but not limited to any upcoming issues with discretionary project approvals and/or significant  deviations from project budgets or schedules 

• Investigate new sources of funding, and other research related activities that would be  beneficial to BRIDGE’s development activities 

• Work in cross-functional teams to streamline, implement and maintain internal processes and  procedures for reporting, database management, and conduct on-going staff training • Participate in planning and execution of division-wide retreats and other activities 

Requirements 

• Bachelor’s degree in business administration, Urban Planning, Real Estate Development,  Architecture or other relevant field 

• 8-10 years’ hands-on experience leading a team in the development of complex mixed-use/  mixed-income master plan projects, infill multi-family development, acquisition/rehabprojects • High level of expertise in real estate finance, dealstructuring, ground up development • Strong leadership skills with ability to build relationships with diverse stakeholders, manage  and inspire both internal and external teams 

• Excellent communication and interpersonal skills and experience working withgovernment  agencies and multiple stakeholders 

• Self-directed with a high degree of initiative to take charge and navigate through challenging  situations when needed 

• Ability to meet multiple deadlines and work in a fast-paced environment with a sense of urgency

Preferred qualifications 

• Graduate degree in related field 

• Extensive hands-on experience in the development of affordable housing projects, including  use of typical financing sources such as low-income housing tax credits, tax exempt bonds,  Project Based Section 8, HOME, CDBG, HUD Section 202, etc. 

• Northern California real estate development experience 

• Valid CA driver’s license

Working conditions 

• Standard office environment 

• Travels up to 35% of the time

Salary : $175,000 - $203,000
