What are the responsibilities and job description for the Field Superintendent position at Brick and Vine?
OVERVIEW
As a Field Superintendent, you will manage the day-to-day field operations for a portfolio of single-family homes across the Oklahoma City and Tulsa areas. This role requires strong self-accountability, comfort working independently, and the ability to oversee multiple job sites without direct supervision.
You will complete light hands-on construction tasks yourself while identifying, scoping, and assigning specialty work to qualified third-party vendors. You will also maintain relationships with local vendors, ensure homes are properly maintained, and confirm that residents are meeting basic lease requirements. HVAC certification is strongly preferred, and participation in an on-call rotation is required.
CONSTRUCTION & TURNOVER PROJECT MANAGEMENT
- Schedule and complete move-out inspections with residents.
- Inspect each home and create a clear scope of work and budget for make-ready repairs.
- Build and submit project budgets using a photo-based inspection and estimating app.
- Schedule and manage third-party vendors for larger projects on vacant homes.
- Oversee multiple make-ready projects each month, including quality checks before completion.
- Maintain a reliable vendor network and ensure all work meets company standards for price & quality.
- Create and process change orders when project needs or costs change.
- Keep all project and work-order systems updated and accurate.
- Negotiate pricing with vendors when needed, following company guidelines.
- Work with management to resolve issues related to pricing, quality, or performance.
- Perform basic repairs when needed to help reduce turnaround times and lower vendor expenses.
HANDS ON REPAIR RESPONSIBILITIES
- Plumbing: Clear minor clogs and replace basic fixtures and fittings.
- General Carpentry: Handle drywall repairs, door and lock fixes, window adjustments, tile repairs, and light woodwork.
- Basic Electrical: Troubleshoot and repair common appliances, HVAC, lighting, switch, and outlet issues.
- General Cleaning: Perform sweeping, mopping, vacuuming, carpet shampooing, window cleaning, and detailed turnover cleaning.
- Punch-Out Tasks: Replace bulbs, outlet covers, switch plates, air filters, batteries, and other small final-prep items.
- Painting: Complete minor interior and exterior touch-up painting.
- Occupied Maintenance: Support resident repair requests and assist with assigned work from management.
OTHER FIELD RESPONSIBILITIES
- Responsible for scheduling and coordinating all occupied home appointments with residents.
- Complete quarterly and annual occupied home inspections.
- Perform make-ready and move-in inspections and ensure all punch-list items are finished either personally or through vendors.
- Deliver resident notices when required.
- Take photos and install marketing materials in vacant homes.
- Conduct occupancy inspections as requested by management.

BUSINESS TRAVEL REQUIREMENTS
- Regular local travel within 40 miles is required for up to 80% of the time.
- Limited extended travel of up to 150 miles will be required for jobs in the Tulsa area (approx. 5-10% of the time).
- A company vehicle will not be provided for any travel requirements. Employees are reimbursed for approved work-related mileage when using their personal vehicle.
- A valid driver’s license and active auto insurance must be maintained at all times in accordance with company policy.
SCHEDULE AND COMPENSATION
While the typical schedule for this full-time position is 40 hours per week (Monday to Friday 8:00 am to 5 p.m. with a one-hour lunch), additional hours may be available and/or necessary on holidays and during evenings and/or weekends, according to the needs of the business.
TECHNICAL SKILLS
- Drywall repair, texturing, interior/exterior painting.
- Basic HVAC troubleshooting including thermostats, igniters, motors, capacitors, safety switches, and refrigerant handling.
- Ability to clean coils, clear condensate lines, and perform basic system checks.
- Plumbing tasks such as replacing shut-offs, cartridges, fixtures, disposals, and clearing minor blockages.
- Basic electrical work including lights, fans, outlets, switches, and minor appliance troubleshooting.
- General repairs: irrigation systems, stairs, gates, fences, patios, roofing/ceiling leaks, flooring, doors, cabinets, windows, sliding glass doors, and locks.
OTHER REQUIREMENTS FOR SUCCESS
- Minimum 1 years’ experience in construction or field management type role, working with outside contractors to ensure remodel and/or warranty work is performed to expectations.
- Able to work evenings, weekends, and participate in on-call rotations.
- Valid driver’s license, active insurance, and reliable work-ready transportation.
- Basic ability to read, write, and evaluate scopes of work and project specs.
- General experience across multiple residential construction trades.
- Working knowledge of local building codes, inspections, estimating, and planning.
- Strict adherence to confidentiality policies according to resident's rights regulations
- Comfortable using Microsoft Office and mobile field devices (iPad or similar).
- Must provide own basic tools. Including (but not limited to): hammer, tape measure, plier set, channel lock pliers, two-foot level, pipe wrench, crescent wrench set, standard hand drill 12v-18v or higher, hacksaw, screwdrivers, Allen wrench set, wire strippers & cutters, hammer, mallet, duct knife, pvc cutters, pipe cutter, razor knife.
- High School Diploma or equivalence
- Familiarity with the property management workflow (preferred, not required).
- HVAC and EPA certified (preferred)
PHYSICAL REQUIREMENTS
