Position Summary
Brandywine Homes USA is seeking a high-energy, results-driven Onsite Leasing Agent for a new single-family build-to-rent (BTR) community in Irmo, SC. This community consists entirely of standalone single-family homes — not townhomes or attached product. This role combines initial lease-up with ongoing second-generation leasing: the individual will drive the community's initial fill period, then transition into managing renewals, turnover leasing, and resident retention as the community stabilizes. Prior hands-on lease-up experience is required — this is not a role to learn lease-up on the job.
Schedule
- Wednesday - Saturday: 9:00 AM - 6:00 PM
- Sunday: 12:00 PM – 5:00 PM
- Onsite presence required all five days; no remote or hybrid flexibility during lease-up phase
- Schedule may require adjustment around move-in events, marketing pushes, or leasing deadlines at management's discretion
Required Qualifications
- Active South Carolina Real Estate License in good standing — non-negotiable requirement for this position
- Minimum 2 years of lease-up-specific experience (new construction, BTR, or single-family rental lease-up) — general stabilized-property leasing experience alone does not satisfy this requirement
- Must reside in or be willing to relocate to the greater Irmo, SC area prior to start — this is a fully onsite role with no remote flexibility
- Working familiarity with the Irmo, SC rental market — competitive set, pricing dynamics, seasonal demand patterns, and local renter profile
- Comfort working in a fast-paced, target-driven, unstabilized-community environment
- Strong verbal and written communication skills; ability to build rapport quickly with prospective residents
- Working knowledge of Fair Housing laws and ability to lease in full compliance with federal, state, and local regulations
- Reliable transportation and ability to work the required weekend-inclusive schedule
Required Systems Proficiency:
- Yardi — leasing, applications, and reporting
- HubSpot — lead management and CRM follow-up
- RingCentral — phone/communications platform
- Power BI — leasing pacing dashboards and reporting
Preferred Qualifications
- Experience with single-family home product specifically (standalone unit tours, yard/exterior grounds presentation)
- History of exceeding leasing velocity goals in a commission-based structure
- Existing local network or referral relationships within the Irmo market
- Familiarity with digital lead generation tools (ILS platforms, social media leasing campaigns, CRM follow-up systems)
Core Responsibilities
Lease-Up Execution
- Own the leasing funnel from first point of contact through signed lease — inquiry, tour, application, approval, move-in
- Drive lease-up pace against a defined absorption schedule; escalate pacing risk to the SVP of Operations proactively
Second-Generation Leasing
- Once the community stabilizes, transition focus from initial fill to renewal and turnover leasing — managing lease renewals, re-leasing vacated homes, and sustaining occupancy
- Proactively engage current residents ahead of lease expiration to drive renewal conversion and minimize avoidable turnover
- Apply the same sales/closing approach used in lease-up to second-generation prospects — this is not a passive, order-taking leasing function
Traffic Generation (Go-Get Mentality)
- Proactively source prospects beyond passive inbound leads — local business partnerships, community events, corporate relocation outreach, referral programs, social media presence, and grassroots marketing specific to the Irmo market
- Identify and test creative, low-cost traffic-driving tactics appropriate for a new BTR community without an established reputation yet
- Partner with marketing/regional team to flag what's converting and what isn't, in real time
Sales & Closing
- Convert tours into signed leases through a consultative, high-energy sales approach — not order-taking
- Handle objections (price, timing, competing communities) with confidence and offer creative, policy-compliant solutions to get deals across the line
- Maintain accurate, timely CRM/guest card documentation on every prospect touchpoint
Compliance & Documentation
- Ensure every lease, application, and screening decision complies with Fair Housing, FCRA, and Brandywine policy
- Maintain licensure requirements and complete required continuing education
- Escalate any fair housing, applicant dispute, or legally sensitive situation to the SVP of Operations immediately rather than resolving independently
Community Presentation
- Maintain model units, leasing office, and community common areas in show-ready condition at all times
- Coordinate with construction/turnover teams to ensure units are tour-ready and move-in-ready on schedule
Reporting
- Provide regular (daily/weekly, per management cadence) leasing activity reports: traffic, tours, applications, approvals, denials, and closed leases
- Flag pacing gaps, competitive pricing intelligence, and market feedback that could affect lease-up strategy
