About the Role

We’re looking for a hands-on Maintenance Technician who can do it all: turn vacant units so they’re move-in ready, knock out punch lists, and handle day-to-day service requests in occupied homes. You’ll split your time between make-ready work (paint touch-ups, drywall repair, fixtures, hardware, punch-out) and general maintenance calls (plumbing, electrical, appliance, and HVAC repairs). No two days look the same — you might be prepping a renovated unit in the morning and troubleshooting a water heater in the afternoon.

What You’ll Do

  • Unit turns & punch work — complete punch lists and prepare vacant units for new residents, including drywall patching, painting and touch-ups, caulking, door and window hardware, flooring repairs, and fixture replacement.
  • Service requests — respond to resident work orders promptly and professionally, diagnosing and repairing plumbing, electrical, appliance, and general carpentry issues.
  • Preventive maintenance — perform routine repairs and seasonal preventive maintenance on building systems, common areas, and grounds.
  • HVAC support — assist with HVAC troubleshooting and repairs (EPA certification a plus — see below).
  • Documentation — document completed work in our work order system, communicate status to the property team, and leave every job site clean.
  • On-call — participate in the after-hours emergency on-call rotation, responding to urgent issues such as water intrusion, lockouts, no-heat/no-AC, and life-safety concerns.
  • Safety & upkeep — maintain shop, tools, and inventory; follow all safety procedures and wear appropriate PPE.

What We’re Looking For

  • 1–3 years of experience in apartment/residential maintenance, make-ready work, or a related trade (or a strong handyman background with references).
  • Working knowledge of basic plumbing, electrical, drywall, painting, carpentry, and appliance repair.
  • Comfort working independently across multiple intown properties and managing your own punch list.
  • Strong customer service instincts — you’ll be in residents’ homes and represent Braden Fellman every day.
  • Ability to use a smartphone or tablet for work orders, photos, and communication.
  • Valid driver’s license, reliable transportation, and your own basic hand tools.
  • Ability to lift 50 lbs, climb ladders and stairs, and work indoors and outdoors in all seasons.
  • Availability for a rotating after-hours on-call schedule.

Nice to Have

  • EPA Section 608 certification (Type II or Universal) for HVAC/refrigerant work.
  • CPO (Certified Pool Operator) certification.
  • Experience with older or historic buildings — plaster walls, original windows, aging plumbing and electrical.
  • Experience with property management software (AppFolio or similar).

Schedule, Pay & Benefits

  • Full-time, Monday–Friday, with a rotating after-hours emergency on-call schedule (details discussed at interview).

  • Company-provided work order technology and material accounts; mileage/vehicle policy per company guidelines.

Pay: $20.00 - $27.00 per hour
