About the Role
Parkville Management is seeking an experienced Property Manager – Operations Lead to oversee a growing residential portfolio in Hartford.
This is a hands-on leadership role for someone who can take ownership of operations, make decisions independently, and bring structure and accountability to a fast-paced environment.
This is not a clerical position. You will act as the operational lead of your portfolio — managing day-to-day decisions, coordinating staff and vendors, and ensuring strong financial and operational performance.
Key Responsibilities
Oversee day-to-day operations across assigned properties
Act as the primary decision-maker for operational matters
Identify issues proactively and implement solutions
Drive occupancy through effective leasing and marketing strategies
Oversee leasing, showings, applications, and turnovers
Conduct market surveys and recommend rent pricing
Monitor rent collection, delinquencies, and legal actions
Enforce company policies consistently (no partial payments, no cash)
Coordinate maintenance, inspections, and vendor performance
Ensure units are move-in ready and well maintained
Serve as the main point of contact for residents
Provide weekly and monthly operational and financial reporting
Support and hold team members accountable to performance standards
Qualifications
5 years of property management experience (multifamily preferred)
Strong knowledge of Connecticut landlord–tenant laws
Proven ability to manage multiple priorities under pressure
Highly organized with strong follow-through
Comfortable making independent decisions
Experience with Rent Manager strongly preferred
Professional, calm, and solution-oriented
