Summary/Objective:
We are seeking a dynamic and highly organized Maintenance Supervisor to oversee the physical upkeep of the community and supervise maintenance technicians across multiple sites. The ideal candidate will bring a proactive approach to maintenance management, possess strong technical knowledge, and demonstrate exceptional leadership skills to motivate the team. Essential Functions:

- As the maintenance supervisor, it is essential to take the lead in guiding your team on service requests and delegating tasks effectively. Your role is crucial in ensuring that all maintenance duties are performed efficiently by all team members.
- Inspect buildings, grounds, and common areas to identify and address needed preventative maintenance, ensuring that all routine preventative maintenance tasks are completed on schedule and remain on track.
- Ensure that the buildings and common areas are clean and the grounds are properly maintained.
- Identify and mitigate current and potential safety hazards.
- Maintain stock to ensure parts are on hand to complete timely work orders.
- Perform necessary maintenance and repairs in units as specified in work orders.
- Prepare vacant apartments for occupancy in accordance with company guidelines.

Supervisory Responsibility:
This position has overall supervisory responsibility for maintenance technicians across 2 sites.
Work Environment:
In this role, employees may frequently encounter exposure to fumes, airborne particles, moving mechanical equipment, and vibration. They may also occasionally work in extreme weather or environmental conditions. The work environment can involve elevated noise levels, requiring attentiveness to safety protocols.
Physical Demands:
The physical demands outlined below are representative of those necessary to successfully perform the essential functions of this role. Employees in this position must regularly communicate clearly and effectively, both verbally and through active listening. This is a highly active role that requires frequent standing, walking, bending, kneeling, stooping, crouching, crawling, and climbing throughout the workday. Employees must also be able to lift and move objects weighing more than 50 pounds on a regular basis. Visual requirements include close and distance vision, color recognition, peripheral awareness, depth perception, and the ability to adjust focus as needed to safely and effectively complete tasks.
Position Type/Expected Hours of Work:
This is a full-time position. Days and hours of work are Monday through Friday, 8:00 a.m. to 5:00 p.m., with rotating on-call status for emergencies.
Travel:
Travel between sites is required as needed.
Required Education and Experience:
- High school diploma or general education degree (GED).
- Minimum of 5 years of verifiable apartment maintenance or hotel industry experience.
- Minimum of 3 years of verifiable supervisory experience.
