Role Overview
Boundary is seeking an Acquisitions Associate to support the firm’s investment activities across the DMV region. This role will be full-time and in-person at our Bethesda, MD office. The Associate will work closely with the Principals of the firm and play a central role in underwriting new acquisition opportunities, evaluating investment risks and returns, and supporting ongoing asset and portfolio management. This role is ideal for a highly motivated, detail-oriented professional who is seeking broad exposure to real estate private equity and wants to be actively involved in both transaction execution and post-acquisition investment management within a small, hands-on team. The position is particularly well suited for someone who aspires to build a full investment cycle skill set early in their career.
Key Responsibilities
Acquisitions & Underwriting
- Evaluate and underwrite acquisition and development opportunities across targeted asset classes, with a focus on cash flow modeling, return drivers, and downside risk.
- Build and maintain financial models, including detailed sources & uses, cash flow waterfalls, sensitivities, and scenario analyses.
- Prepare investment committee memos, presentations, and supporting analyses.
- Coordinate and execute due diligence, including review of leases, operating statements, budgets, and third-party consulting reports.
- Support transaction execution from LOI through closing, including lender underwriting, equity coordination, and closing deliverables.
Asset & Portfolio Management
- Support execution of asset-level business plans with a focus on driving returns through leasing strategy, capital allocation, and capital structure optimization.
- Analyze property-level and portfolio-level performance versus underwriting and budget; identify variances and clearly articulate implications to returns.
- Maintain and update asset-level and portfolio-level models; perform hold/sell/refinance analyses and support quarterly and annual valuations.
- Work closely with property managers, leasing brokers, and third-party consultants to monitor operations and execute approved strategies.
Reporting & Analysis
- Prepare internal and external reporting for investors and lenders, including quarterly asset management and portfolio reports.
- Conduct market research, rent and sales comps, and competitive analyses to inform investment decisions and asset strategies.
- Track portfolio performance metrics and assist with fund- and deal-level analyses.
What Success Looks Like in Year One
- Independently underwrite acquisition opportunities and clearly articulate investment merits, risks, and downside scenarios.
- Become a key contributor in investment committee discussions by demonstrating sound judgment, attention to detail, and strong grasp of market fundamentals.
- Take day-to-day ownership of assigned assets, including financial performance tracking, coordination with property managers and brokers, and execution of business plans.
- Proactively identify value-enhancement opportunities through leasing strategies, expense management, capital projects, or refinancings.
- Build and maintain financial models that are used as decision-making tools for acquisitions, holds, and dispositions.
- Develop strong working relationships with lenders, brokers, and consultants across the DMV region.
Qualifications
- 2–5 years of experience in real estate private equity, acquisitions, asset management, investment banking, or a related field.
- Bachelor’s degree in Finance, Real Estate, Business, Economics, or a related discipline.
- Strong financial modeling and analytical skills; proficiency in Excel required.
- Familiarity with real estate underwriting, valuation methodologies, and capital structures.
- Excellent written and verbal communication skills with strong attention to detail.
- Ability to manage multiple priorities and work effectively in an entrepreneurial environment.
- Self-starter with a proactive, ownership-oriented mindset and strong work ethic.
