Overview
We are seeking a dependable, customer-focused Onsite Resident Manager to oversee the day-to-day operations of a well-maintained 46-unit apartment community in Visalia, California.
This live-on-site position is ideal for someone who takes pride in maintaining a clean, safe, and welcoming community while building positive relationships with residents. You will serve as the primary point of contact for residents and work closely with our remote property management team to ensure smooth property operations.
Key Responsibilities
- Serve as the primary point of contact for residents, prospects, vendors, and visitors.
- Deliver outstanding customer service by responding promptly and professionally to resident concerns, inquiries, and maintenance requests.
- Manage the leasing process, including showing apartments, processing applications, coordinating screenings, preparing leases, and assisting with move-ins and move-outs with support from the remote management team.
- Collect rent payments, post receipts, and assist with delinquency management in compliance with California landlord-tenant laws.
- Coordinate maintenance requests and repairs with vendors and contractors. Candidates with the ability to perform basic property maintenance tasks such as minor repairs, painting, groundskeeping, or unit turns may have opportunities to assist with these activities.
- Perform light property upkeep and grounds inspections as needed.
- Generate lease violation notices and post required notices with support from the management team.
- Conduct daily property walks to ensure cleanliness, safety, and curb appeal.
- Complete regular inspections of units, common areas, and grounds.
- Enforce community rules and lease provisions in a professional and respectful manner.
- Maintain regular office hours and assist with resident engagement activities.
- Participate in meetings and maintain regular communication with the remote property management team.
- Respond to after-hours emergencies and serve as the property's primary on-call contact.
- Maintain accurate resident records, occupancy reports, and operational documentation.
- Ensure compliance with Fair Housing regulations, company policies, and applicable local, state, and federal laws.
Qualifications
- Prior experience in property management, resident management, multifamily housing, customer service, or operations.
- Apartment industry experience preferred.
- Knowledge of California landlord-tenant laws and Fair Housing regulations is highly desirable.
- Excellent customer service, communication, conflict resolution, and problem-solving skills.
- Strong organizational skills and attention to detail.
- Basic computer proficiency, including Microsoft Office, email, and internet applications.
- Experience with property management software such as AppFolio is a plus.
- Ability to coordinate maintenance vendors and repairs.
- Light maintenance, handyman, painting, groundskeeping, or property upkeep experience is a plus.
- Must be able to reside on-site in the provided apartment.
- Valid driver's license and reliable transportation.
- Ability to pass a background check.
- Bilingual English/Spanish strongly preferred.

Additional Information
This is a hands-on, live-on-site position. The Resident Manager is expected to be available to address resident concerns and respond to property emergencies as needed.
