Position Summary

The Senior Project Manager will oversee the construction of a large-scale, multifamily project, ensuring successful delivery within budget, on schedule, and to the highest quality standards. This role blends strategic project management with direct field oversight, requiring frequent engagement with the general contractor, subcontractors, testing and inspection representatives, architect, sub-consultants, the municipality, and municipal inspectors. The Senior Project Manager will maintain an on-site presence five days per week to monitor progress, manage schedule adherence, and uphold quality assurance and control and safety across all project stakeholders.

Key Responsibilities

Project Leadership & Controls

  • Lead and manage project budgets, schedules, and resources to meet performance goals.
  • Confirm project schedules are tracking on time, including both six-week lookaheads and

the overall GMP project schedule.

  • Identify opportunities to improve schedule efficiency and accelerate critical path

activities.

  • Prepare and deliver daily detailed progress reports to ownership and stakeholders.
  • Track overall project percent complete, critical path status, and percent complete by

building or area.

  • Develop mitigation plans for any schedule delays or deviations from the critical path.

Field Oversight & Coordination

  • Provide daily reports documenting weather, manpower, work progress, inspections,

deliveries, and resource utilization.

  • Engage directly with GC, subcontractors, testing/inspection reps, architect, subconsultants,

and municipal inspectors.

  • Conduct daily site walks to verify work in progress and ensure compliance with plans,

specifications, and codes.

  • Oversee and document progress across all trades: sitework, foundations, framing,

building envelope, interiors, utilities, landscaping, lighting, and paving.

  • Monitor and track permits, inspections, and punch list activity for each building and site

area.

  • Conduct quality assurance and quality control observations to confirm workmanship

meets standards.

  • Identify hazards, confirm safety meetings are held, and ensure corrective actions are

taken promptly.

  • Document daily executive summaries, including overviews, total manpower, open issues,

and safety incidents.

  • Track progress in specific site areas, including general site work (mobilization,

earthwork/grading, site concrete, erosion control, wet/dry utilities, landscaping, site

lighting), building-specific advancements (foundations/excavation, precast/framing,

exterior envelope, interiors), and infrastructure elements.

  • Capture and include site photos in daily reports to document progress, issues, and

conditions.

Risk Management & Compliance

  • Proactively identify risks and implement mitigation plans to maintain project timelines.
  • Ensure all work complies with municipal codes, inspection requirements, and safety

regulations.

  • Coordinate with testing agencies and municipal inspectors for required inspections and

approvals.

  • Document issues and risks, including type, severity level, area affected, description,

impact category, and details.

  • Oversee resolutions and mitigations, tracking actions taken, responsible parties, status,

and target resolution dates.

  • Monitor safety dashboard elements, such as hazards identified, corrective actions,

inspections conducted, incidents, and safety meetings.

Future Development

 Participate in pre-construction planning, budgeting, and scheduling for Phase II of the

project.

  • Provide input on design, constructability, and value engineering to improve delivery and

cost outcomes.

  • Plan and document action steps, including immediate next steps (1-3 days), lookahead (4-

14 days), and follow-up from prior reports.

Qualifications

• Bachelor’s degree in Construction Management, Engineering, or a related field.

  • 12 years of experience managing large-scale multifamily developments.
  • Proven track record of delivering multi-family projects exceeding $75MM in value.
  • Strong leadership, communication, negotiation, and organizational skills.
  • Proficiency in construction/project management tools (MS Project, Bluebeam, Fieldwire,

or equivalent).

Compensation & Benefits

 Salary: Competitive, commensurate with experience.
