Overview
We are seeking a highly skilled Preconstruction Manager / Estimator to join our dynamic team. The ideal candidate will possess extensive knowledge and experience in pre-construction management and bidding in the St. Louis Area. This role is pivotal in ensuring that all preconstruction activities are executed efficiently and effectively, setting the stage for successful project delivery. The Preconstruction Manager will collaborate with various stakeholders to develop comprehensive estimates, negotiate contracts, and oversee the planning phase of construction projects.
Duties
- Lead the preconstruction phase of projects, ensuring alignment with client expectations and project goals.
- Develop accurate construction estimates utilizing tools such as Bluebeam and Excel.
- Conduct thorough analysis of project plans and specifications to identify potential challenges and opportunities.
- Collaborate with project managers, engineers, and architects to establish project timelines and budgets.
- Negotiate contracts with subcontractors and suppliers to secure favorable terms and pricing.
- Implement cost control measures throughout the preconstruction process to ensure financial efficiency.
- Maintain strong relationships with clients, stakeholders, and team members to facilitate communication and collaboration.
- Provide guidance on construction site experience to enhance safety protocols and operational efficiency.
- Prepare detailed reports on project status, budget forecasts, and risk assessments for upper management.
Qualifications
- Proven experience in construction estimating
- Strong negotiation skills with a track record of successful contract negotiations.
- Proficiency in estimating software such as HeavyBid and Bluebeam.
- In-depth knowledge of cost control practices within the construction industry.
- Familiarity with pricing strategies related to construction materials and labor.
- Experience working directly on construction sites is highly desirable.
- Excellent organizational skills with the ability to bid multiple projects simultaneously.
- Strong communication skills, both verbal and written, to effectively convey information to diverse audiences.
